Calendar Blocked with Error Message

My listing is currently completely blocked and I receive the following error message:

 

“Your building does not allow guest reservations to exceed 0 nights.”

Because of this:

 

  • I cannot unblock my calendar

  • No reservations of any length are possible

  • Maximums nights appears to be effectively set to zero, even though I have not configured this

What I’ve already confirmed/tried:

  • Maximum and minimum stay settings are correctly configured (not set to 0)

  • Advance notice and availability rules are normal

  • All photos have been deleted and re-uploaded

  • Third-party tools/PMS have been fully removed

  • There are no HOA or building rules that prohibit short-term stays (or none have changed)

I’ve spent significant time with Airbnb Support, but so far I’ve only received basic troubleshooting steps and no explanation for what system or rule is enforcing a 0-night maximum or how it can be cleared.


This appears to be a system bug that has locked the calendar.

 

If a Community Manager sees this, I would really appreciate escalation to the appropriate Specialized Listings / Compliance / Engineering team, as this is preventing all bookings.

 

If any hosts have experienced this exact message and found a resolution, I’d be very grateful to hear how it was fixed.

I checked and your listing is live, but all the dates are blocked as you say.

 

In addition to what you've already tried, I would also make a rule with my desired minimum and maximum stays (try several options and combinations) to see if something overrides the problem.

(If you don't usually use rules, you'll have to turn professional hosting tools to access them)

I tried that as well, but unfortunately it didn’t work. Thanks for the suggestion, though.

Do you have your short term rental license and have you added that to your listing? If not, this could be why your calendar is blocked.

 

The Town of Breckenridge requires an STR permit:

Also, certain Condo buildings or apartment building HOAs prohibit or restrict STRs, so I would check with your Condo Association to see if STRs are permitted. This may be why you're seeing the "Your building does not allow guest reservations to exceed 0 nights" error message. Condo Associations can register with Airbnb and prohibit or restrict STR activities to a specific minimum stay:

Its always best to check local regulations and HOA restrictions before listing a property on Airbnb.

Yes, we have an STR license and are in good standing with the Town of Breckenridge, and the license number is included in our listing. Our building has many long standing STRs. This issue came up out of the blue.

At this point, Airbnb seems to think your Condo HOA doesn't allow STRs apparently and has blocked your calendars. Clearly an error on Airbnb's part.

 

I would contact the HOA and/or review the CCRs and take screen shots of the sections that indicate STRs are permited. Then contact Airbnb and indicate your address and provide screen shots showing your HOA DOES allow STRs. You may also need to provide the listing IDs of other condos in your building that are listed on Airbnb. 

 

Only Airbnb can assist with this.

 

Perhaps one of the moderators could forward this case to the appropriate Team at Airbnb?
