Cannot block future dates on calendar

Newbie here. Already made some mistakes and had a guest who trashed the place 😞

I need to block out days to do maintenance and installation. I am using PriceLabs for pricing flexibility. Airbnb said I cannot block the calendar because of the third-party software, and PriceLabs says they do not control availability.

Does anyone have advice?

Thanks in advance!

Leslie

Hello @Leslie934 !!!

Welcome to the community!

We manage a number of properties in multiple states and utilize PriceLabs also. It is a great pricing program once you have it dialed in!!

There are a few things that I can think of for you to check though!

It seems like there is a misunderstanding or miscommunication regarding the control over your Airbnb calendar availability when using a third-party pricing tool like PriceLabs. While PriceLabs primarily manages pricing, it does not directly control your calendar availability or block out dates – that is usually managed within the Airbnb host interface itself or through a channel manager if you are using one.

Here are the steps you should take to resolve this issue:

  1. Confirm the Issue:

    • Ensure that the inability to block dates is indeed due to PriceLabs by temporarily disconnecting or disabling the integration.
    • Attempt to block out the dates on your Airbnb calendar directly. If you can block the dates without PriceLabs connected, the issue may lie in how PriceLabs interacts with your Airbnb account settings or a channel manager if you are using one.
  2. Review Integration Settings:

    • Log in to your PriceLabs account and review any settings or options related to calendar synchronization or availability management.
    • Make sure there isn't an overlooked feature or setting within PriceLabs that might affect your calendar availability.
  3. Check for a Channel Manager:

    • If you are using a channel manager or any other software in conjunction with PriceLabs and Airbnb, check there as well. Channel managers often control calendar availability across multiple platforms. If you are not sure what programs that you may integrated with your Airbnb account follow these steps - Log into your hosting account ---> click on your profile picture ---> click on "account" ---> click on "Privacy and Sharing" ---> click on "services". This will list all of the programs that you currently have integrated with your Airbnb account.
  4. Consult Support Resources:

    • Use Airbnb's help resources to understand any limitations when using third-party software.
    • Consult PriceLabs’ support resources or contact their customer service to explain your issue and confirm that PriceLabs doesn't control calendar availability.
  5. Disconnect and Reconnect:

    • If you can’t identify the issue, try disconnecting PriceLabs from your Airbnb account and then reconnecting it. Sometimes, resetting the connection can resolve sync issues.
  6. Direct Manual Action:

    • If the problem persists and you are in a hurry, you may need to manually reach out to Airbnb support to ask them to block off the dates for you while explaining the technical issue you’re experiencing.
  7. Keep Documentation:

    • Document your steps, communications, and any responses you receive. This information can be crucial if the problem needs to be escalated to higher-level support on either Airbnb or PriceLabs.
  8. Update Your Software:

    • Make sure that both your Airbnb app (if you're using it) and any other related software are updated to the latest version. Outdated software can sometimes cause unexpected issues with synchronization and availability settings.

Remember to test your ability to block dates after each troubleshooting step to determine if the issue has been resolved. This will help you identify at which point in the process the problem lies and if you've managed to fix it.

What a comprehensive answer! Thank you!!

I'm having the same issue, how did you make out ? What was the solution. Thank you in advance.

Hey, Dan:

I was using my phone and I found it better to use my laptop. I went to the listing calendar on Airbnb and not PriceLabs and then just chose the opening date and then a window on the right let me choose the date range. I could block the nights or changed the rates in the block. Hope this helps!
