Hi there! Thanks for sharing your listing โ€” itโ€™s clear youโ€™ve created something special in Vadodara. The steam bath, private bar, and mini home theatre really set this apartment apart, and those features can attract exactly the guests youโ€™re targeting: NRIs, business travelers, and families. Hereโ€™s a detailed review to help you boost bookings and visibility:

 1. Title Feedback

Your current title is clear but a bit generic. On Airbnb, titles are prime real estate. You want to grab attention and tell a story in 50 characters or less.

Suggestions:

"Stylish 3BHK w/ Steam Bath + Bar + Mini Theatre"

"Luxury 3BHK Retreat | Steam, Bar & Home Theatre"

"Relaxing 3BHK w/ Spa Steam & Private Theatre"

Use words that evoke comfort, relaxation, and luxury โ€” not just whatโ€™s there, but how it feels to stay there.

 2. Photos โ€” Whatโ€™s Working, What Can Improve

Whatโ€™s good:

You show the entire space, which is great.

Some rooms look clean and well-designed.

What needs improvement:

Lighting: Some photos are dark or have strong yellow tones. Airbnb listings perform better with bright, naturally lit images.

First 5 photos: These are crucial โ€” make sure they show off your best features immediately (e.g., the living area, bar setup, steam bath, theatre setup, balcony).

Staging: Add warm touches โ€” e.g., a bottle on the bar with glasses, towels by the steam bath, popcorn and mood lighting near the home theatre, tea tray in the kitchen. It helps guests imagine their stay.

Captions: Add short captions like โ€œUnwind in the private steam bathโ€ or โ€œYour own movie night in a cozy home theatre.โ€

If possible, hire a pro photographer familiar with Airbnb. It's worth the investment.

3. Description โ€” Clear but Needs More Emotion

Current strengths:

You've included a lot of information.

You've mentioned your key features.

Suggestions for improvement:

Open with a mood-setting paragraph. Don't jump into room counts โ€” start with what kind of experience the guest can expect. For example:

โ€œWelcome to your luxurious home away from home in the heart of Vadodara โ€” where you can enjoy a relaxing steam bath after a long day, sip a drink at your private bar, or host a movie night in your personal mini theatre.โ€

Break it into sections for readability:

What makes this space special

Ideal for (NRIs, families, business travelers)

What guests love

Amenities & layout

Access, location, and services

Use short paragraphs and bullet points where needed.

4. How to Improve Visibility & Booking Rate

Here are tested ways to boost your listing:

Optimization Tips:

Instant Book: Enable it if you havenโ€™t already.

Fast Response: Airbnb pushes listings with quick replies.

Update your calendar daily โ€” even if itโ€™s a small change โ€” Airbnb sees this as a โ€œfreshโ€ listing.

Offer a limited-time discount for first  bookings or early birds.

 Reviews:

Ask your first guests  to leave detailed reviews mentioning standout features (e.g., โ€œLoved the steam bath after a long flight!โ€).

 Local SEO:

Add keywords to your description like:

โ€œPerfect for NRI stays in Vadodaraโ€

โ€œClose to major business hubs and airportsโ€

โ€œIdeal for family visits to Gujaratโ€

This helps people searching with local intent find you more easily.

 Final Thoughts

Youโ€™re on a great path โ€” the apartment is packed with features that set it apart from the average listing. With some visual and emotional polish, plus a little algorithm-friendly optimization, it could easily become one of the top listings in your area.

Wishing you a strong start and many happy guests!

Wow beautiful apartment.

Suggestions

Use your title to entice a non permanent renter.  Different mindset then a LTR use Spacious Luxury details like 3 bedrooms is in the description

I personally if I see the living room and couches as where people sleep the term luxury conflicts.  Even if I am not using the Livingroom as a bedroom, the fact that others may have discounts my idea of furniture in that room

You go back and forth 3 bathrooms and 5 bathrooms be consistent

Your photos are a little confusing.  There are multiple living room photos all with different furniture. A kitchen and a kitchenette.  Hard to imagina flow.

Rather than a servant quarters maybe parents quarters?  A lot of families travel with grandparents and grandparents like a little separation from grandchildren. Haha

Your perfect guest description really seems to limit your market.  Business travelers don't bring the whole family for a few months.   somewhere.  Family members have work or school commitments.

You have a luxury apartment in a highly desired neighborhood.  A week or 10 days for a family especially foreign to you country, your property would be a treat.
