I'd love your input on my first listing!  It's a cute little home in a very nice neighborhood.  I've had a few bookings and the reviews have been good but not getting many bookings now.  Your feedback would be very much appreciated!

Greetings from Perth, Australia. I used to live in Lakeway, not far from Driftwood.

Your photos are really good and the place looks very cosy and well equipped. I can't speak to your nightly price but I'm sure you have looked at your competition. The slowdown could be seasonal, but in any case I would suggest removing some of the Additional House Rules that are actually check-out procedures. They can be relayed to the guest another way, then the house rules don't seem so picky. 🙂

Another observation is that there isn't much outdoor living space, especially for 7 guests.  Table seats 6 so I would have 6 max. Good luck!

Perth is a long way from Lakeway!  Australia is a place I've always wanted to visit.

Many new hosts find they get a boost when they first go live (I think I remember that too), @Steve3550, which means you get a few early bookings with little effort. Of course, once that boost has fizzled out, you're in the line along with your neighbours who are after the same business.

 

Supply and demand is a given, but keen pricing will get you bookings for sure, although too cheap may get you equally low-rate guests.

Your listing looks nice and the description clear. But a pet hate of mine (and proven to make stuff more difficult to read) is the overuse of ampersands.
