Hi all- Hoping for some constructive criticism here. Don't pull any punches. This is our second listing. airbnb.com/h/thema...
Hey everyone, Happy New Year!
My husband and I just started renting out a “granny” flat that is attached to our home. We would love to hear your feedback on our listing. What could we improve, is there something we are doing alright..?
When we put the listing online, we immediately got four bookings. One of them is here now, the others arrive tomorrow, the next ones on Friday and then a booking for November. But since then we haven't gotten anything new. I changed the title photo to a photo of the living room (it was the view before), should it be something else?
The listing can be found under: www.airbnb.com/h/haslital
Of course, I would return the favor if you want feedback on your listing!
Additionally, I am so “self-conscious” about the apartment, as there is only one window that is above ground. Do you think it's still okay? My sister helped us with the interior design, and she says it turned out great for an apartment that is partially underground, but I am worried that her opinion is biased :'D
THANK YOU so much in advance!
Lots of warm hugs from chilly Switzerland

You space is very unique and has a lot of potential!
You exterior photos are very good. I would maybe add a photo of the exterior of the space that the guest would be staying so that they do not mistakenly believe they are staying in the building directly in view from the terrace.
If you have the ability to create a photo tour and group your photos by room that would probably give a better impression of how the space is laid out. If you don't have that feature available, I would still organize your photos by putting the photos for each room together.
You should caption all of your photos so that the guest knows what they are looking at. You also have a lot of photos that are or are almost duplicates...I would remove the duplicates.
Some of your photos show up as dark or yellow. You may want to invest a little bit into getting professional photos taken. Professional photographers will have equipment to properly light the photos.
You may want to lean into the "air raid shelter" angle a bit and include that as a feature that makes your property unique. Many guests are looking for that sort of unique experience. I would maybe even put something like "Former Air-Raid Shelter!" in my listing title.
I would maybe find another piece of furniture to place the television on other than a side table ( or even mount it to the wall), I would just be careful to make sure that the cords are kept tidy. I would also think about putting somethin in the blanks space beside the TV...maybe a small lounge chair if you have room, or some sort of art on the wall.
Just some ideas to maybe get you some more bookings.

Sorry I forgot to add my thoughts on your Title photo. I would use the view from the terrace with the mountains ins the background as you cover photo. This seems to be the highlight of your space, just be sure that it does not misrepresent your space as the building in view.
But, if you lean heavily into the "air raid shelter" angle, I would use a photo that highlights that feature of your space as your cover photo, as long as it is visually appealing.
Congratulations on the initial success! Consider rotating photos to highlight various features. Update the description to emphasize unique selling points.
Respond promptly to inquiries and consider adjusting pricing or promotions for increased visibility.
Hi there! Your listing looks fantastic, and it's wonderful to hear that you've already had positive responses with multiple bookings. The living room photo as the title image is a great choice, providing guests with a cozy and inviting atmosphere. Your sister's input on the interior design is valuable, and it seems like you've created a comfortable space.
As for the concern about having only one above-ground window, it's essential to highlight the positive aspects. Emphasize the uniqueness of the apartment, focusing on its coziness and the thoughtful design your sister contributed. Mention any features that make the space special, such as good lighting, stylish decor, or the tranquility of being partially underground.
Consider adding more specific details about the surroundings, amenities, or any local attractions in Meiringen that guests might find appealing. Highlighting the uniqueness of the location can attract more visitors.
Overall, you're off to a great start, and the positive reviews you've received so far are a testament to that. Best of luck with your Airbnb hosting journey!
