Hi! I'm Varnika from Zirakpur, India. I've just started hosting and I'm here to ask for suggestions to better my listings. I've put out three listings but it's been around 3-4 days and I haven't received any booking yet 😅. How long does one typically wait before hitting off first booking? As I mentioned, all three listings are in Zirakpur, India with Zirakpur being a tier 2 Indian city.

Hello @Varnika0  you have a beaaautiful space i love the french aesthetic i would take it a notch higher and include art pieces..you can get this off ex-UK shops not sure if that's a thing in India but you will get nice antique art pieces that would marry really well with your aesthetic without breaking bank. Secondly i would add a huge live plant in the livIng area  you have alot of space and this would just make the space look more alive.What stood out to me and is important to most guests is how squeaky clean your space is 🙌 and i think is gold.It looks spotless! I also read  your guest reviews and would recommend:

1.Towels are a basic amenity.Ensure to have this for each bed and extra to ensure seamless changeover when you have back to back bookings.So a body towel,Bathroom towel,a hand towel and face towels all white and ensure to have extra white is most preferred.

2.Pricing-Make use of smart pricing noticed a guest said you changed the pricing last minute set your maximum pricing and airbnb smart pricing will work to ensure you have the right pricing listed based on demand.Also ensure to honor your end of the bargain if you had 15% discount and you somehow forgot to turn it off and a guest makes an instant booking you have to honor your end of the bargain and keep an eye out next time.Also when you have low inquiries you can always offer a discount like you have done before makes your listing appear at the top of the search.

3.Art pieces - Add an art piece above your masterbedroom bed and in the living room you can shop also for different frames that match your aesthetic on Facebook market or tiktok shop.

4.Beddings-Get cotton white bedsheets and duvets hotel grade.

5.Extra Amenities- The idea is the more convenient your place is for a guest the more likely they will book provide handwash,paper towels,toothpicks i for one go an extra mile and provide even body wash,Toothpaste,a shower cap and a blow drier now all this are not a must but gradually you can keep adding an item as you go.

Hi @Varnika0! Congratulations on listing your space on Airbnb. Sometimes it can take awhile for the bookings to start rolling in. It looks like your property is clean and spacious. Might I suggest adding more inviting and/or eye catching decoration. Make each space in your property stand out, and highlight your amenities in your photos. You will do great. Enjoy the thrill of short term rental hospitality!

Hello Varnika, 

 

Congrats on your new listings, I am relatively new as a host but have just had a lot of great feedback from other hosts on my own listing. 

From looking at your photos your property is wonderfully clean and spacious and has a lovely elegance in the living area with the rich colours in the fabrics on the sofa and the quality of your curtains really stands out, however I feel this is lost in the bedrooms. 

Someone mentioned to me that you really want to show the guest visually what they will experience so that the photos play to the emotions and feelings of what they will have when they stay there. 

In my humble opinion, I would make a big change to the bedrooms by adding fluffy and luxurious looking bed linen and cushions ( like a wonderful hotel bed) so that they look more inviting. 

something as simple as making the beds up and taking new photos could have a huge impact... think about what you look for when you are booking a vacation stay for yourself!

Before providing any advice, may I ask:

  1. Who is your target audience?
  2. Is your location near any key attractions, such as amusement parks, universities, or urban/suburban areas?

This will help me tailor the suggestions to better suit your place! 😊

Congrats on your first listing! You are going to need a professional photographer to take photos of your space, not just a real estate photographer, but one with experience shooting Airbnbs/hotels. All of your current photos look very dim, and the spaces look dark. Make sure you open up every window and turn on every light to make the space come to live a little. You'll also notice professional photographer will show up with pro cameras that let more light in and the spaces will appear much more brighter and inviting. Make sure they also capture the little details, or the best areas e.g. vignettes around your home, it could be the seating area in the living room, or something else. The difference between good real estate photographers and really good Airbnb photographers is that the first one will capture how the space looks like from every angle, whereas the second one will capture how you'll feel in that space. Definitely hire someone, it's the best investment you'll make in your listing. Also, make sure you add more amenities to your listing, and improve on the description a little bit. 😀👃look at other Airbnb accommodations nearby! And compare them!. Have you already had guests in your house? 😀 new host, I opened in November-December 2024. Reservations came right away. . and a couple of cancellations.

Hi Varnika,

 

I would have to echo what Eloy46 mentioned earlier. You have a very nice looking space but I don't think your current photos are showing the full potential. A real estate photographer would have a lighting set that can brighten the spaces and make them pop. Best of luck!

I would really look at what is offered in your market.  I don't think your lack of amenities is helping you.  You may want to review market and how much you need to charge for what a lot of Guests thought like toilet paper and a bath towel.

Also on the new listings Turn on the Airbnb New Discount that helps a lot.
