Nice listing !

My few comments:

Amenities correct ? It says: no heating, no washer, no essentials.

Add the "noparties" setting to the houserules (it is already mentioned in additional rules, but also add the setting to main houserules)

As a new host maybe start with "short term stay" reservations (max 27 nights) .

Thank you! Making those corrections now.

Great spot @Emiel1 👏

Your listing is beautiful @Ken4373 - looking at the images, it feels really calm 🙏

Hopefully with these few corrections, you'll get some lovely first guests. Have you hosted on Airbnb or similar before? 😊

@Rebecca No, we haven't, it's been a goal of ours, and we are finally here! Now just learning.

Oh how exciting! Are you enjoying it so far? Have you had your first guests? @Ken4373

Yes. And booking up quick!

Buongiorno @Ken4373 !

What a beautiful house! But the photos don't do it justice!

Here are some tips on how to best photograph your home:

Looks like a great start! I'd maybe add a few more photos showing the small details and what makes the place special. Guests usually decide pretty quickly based on the photos. Other than that, clean listing and easy to understand. Good luck with your first bookings!

okk

@Ken4373 Solid listing - doing a lot of things right. My suggestion is to test: The Heart of Huntingdon. Vintage and spacious. First part is perfect, second part could be more descriptive with 1 of the features in your description - unless you know for sure 'vintage' is something people look for in a listing—if I scan a page full of listings would someone pause on vintage?

This is a great suggestion @Beacon-Rentals0 😊

I wondered if you have done some tests on listing titles and things like that before? Is there a tried and tested formula that seems to work better than most?

@Rebecca I don't think there's a formula - in general I believe we need to think like guest who is narrowing down a place to book; I change it up based on seasonality. For example, this summer (World Cup) my listings shows Stadium, Light Rail, Walkable. A normal summer I replace it with Rooftop.

Great ideas @Beacon-Rentals0 💡 I suppose that helps with what guests may be looking in that area for at the time. Do you check how well it's working on your Insights tab, or do you measure the success through bookings? Or both? 😅

@Ken4373 Well I'm hosting my third year now.  I keep my pictures to a minimum a showing reality.  Plus personnal welcome cause I  work on site.  Else  keep it as real as you can with pictures.

Great seasin to you.

Boris.
