Good morning everyone, it’s a pleasure to join your Group. Please tell me little bit about listings. I figure out there is no...
I had an incredibly packed summer and fall and now, nothing. I knew things would decrease but not fall off entirely. I've added new photos and a new description. I also have a solid rating of 4.71, which decreased the price significantly. Any thoughts?
Hello @Michael9402,
I hope you're well!
Thank you for sharing this in our community. I'm reaching out to fellow hosts in Portland to see if they'd like to share some local advice: @Sorcha3, and @Jessica3199,
Best regards,
Thank you. But I'm in Portland, Maine.
Hey @Michael9402 - I manage more than 10 properties on Airbnb and 20 total. This is the slow season across all property management types. Make sure you calculate your bottom line rates according to your expenses and then drop your prices to the minimums to get it booked. Once the season picks back up in February you’ll be good to go. This is just the slow season and this business is seasonally productive. You make your money 9 months out of the year and the other three are when you rest and recoup. Regardless of location- it’s just how the travel and vacation industry cycles work.
Thanks @Sorcha3 . That's super helpful. Do you recommend trying to book a long-term tenant for the off-season?
Hi @Michael9402
Although you may see 4.71 as a solid rating Airbnb does push listings higher up the rankings which have better reviews.
Also your listing has 4.5 for cleanliness with several guests complaining of cleanliness issues which won't help.
I would also retake the photos and choose a better front cover shot.
Finally you have no description of your accommodation on the listing in terms of what's included .
I don't think any of those things would explain the drastic fall of though. I'm more interested in learning from regional folks about peaks and valleys in the tourist season.
Wow @Michael9402 a rather rude response to an experienced host who has taken the time to review your listing and provide you with useful feedback.
obviously supply and demand will affect your bookings but so will the factors I've mentioned .
if you only want to hear from hosts in your location then don't post in an international community post on your local host group.
Wow @Michael9402 why send me a private message telling me to go xxx myself nasty and uncalled for .
This is a professional community for hosts and guests not a playground.
