Discount for smaller parties

Morning 

I wanted to know if I can advertise discount for just 2 or 1 person staying,

as I have capacity for 8 people at the price set by Airbnb . 

Thought if I could offer it to smaller parties at discount I would in crease occupancy.

Hi @Jacquie75 

You can do this by charging an extra guest fee. Set the nightly price to what you would like to earn per night for 1 or 2 guests, and then (in the pricing tab) scroll down to Additional Charges. Go to the extra-guest fee and enter the amount that you would like to charge extra per person (after 1 or 2 guests: you can set it up the way you want to).

Just some suggestions on your listing as you are missing alot of sections and showing very few amenities. Go to the Listing Editor/Your Space and click each square (Airbnb calls them cards). When you click a square on the left, the right side panel will show sections for you to add information. Go thru every square on the left and add information to the right. Airbnb gives you "points" for the listing being "complete". Not having this information available for guests could be hurting you and Airbnb sees your listing as "incomplete".

Description

I would add a lot more detail. This is where you wow guests will all the cool and unique features of the home. You mention you have checked "no hot water" but there is hot water? You need to fix this in the Amenities section in the listing editor:

You are only showing 16 amenities? A house this size should have 60-70 amenities listed. Go to the Listing Editor/Amenities and add every amenity you have. Airbnb gives "points" for the number of amenities you list. After you add them all, click the edit button at the top right and you'll see little pencil icons for some amenities. Click that and add the addl details for that amenity.

Guest Count

You are only showing max 8 guests on the listing, but have 8 beds (some are King beds)? Your guest count should probably be 12-16?

4 King beds (2 guests per bed)

4 double beds (1 adult guest per bed, possible 2 children per bed)

Photos

I would add aiot more photos. I don't see any photos of the bathrooms?
