If is the listing found under the other account, that listing Overall Review number is below the Airbnb preferred 4.8.You have great Reviews but that one negative Review and since there wasn't a high count of Reveiws in total really pulled down your score.

Fixable, just a little effort.

Tweak around your photos alternating your cover photo, this helps create interested Guests, because variety interests us all,  Haha

Set your price, I suggesr a little lower then competers temportary.  Just to get your Positive Reviews flow again.

Use the Airbnb Custom Discount.  20% discount, Airbnb markets.  You don't have to do a lot of days.  I do like 3 days each week, and do 4 different for 4 different weeks, so Airbnb is doing 4 promotional campaigns for me.

On your listing Title or Pages any tweaks you make to words or additional info that the platform  prompts you to Save.  Hitting Save updates a internal date to current date.  This is important because the Airbnb Display Algorythem reads that Date Modified, a current date opposed to an old date is higher because the computer determines active Host.  So update regularly, you can do weekly or monthly but not like yearly.

Yes that one negative review was a ****** show with a couple and 3 kids.  5 people!  Tried to get deleted but Airbnb said no

Question 5 people, your max Guest is 2.  Was it diffeerent then?  Did you allow extra despite over your max?  If your Guest max is 2 and 5 people arrive that Guest is a problem.  They are quite aware breaking your rules.  

I rent rooms also, so I have to deal with this occasionally, a Guest trying to bypass a rule right away.  If the max is 2 Guests and the Reservation is 2 Guests that is all you have to accept.  It is the Guest's need if they brought 3 minors not the Host's.  The Guest can decide what 2 people as long as the Reservation maker is one of the Guests but the Host is not required to remedy where the other 3 people stay. You only appoved 2 you weren't a party to the decision to bring 5, you are not in any way responsible to the other 3, minors or adults doesn't matter.  Doesn''t happen often but you are a newer Host so scammers will try.
