I am attempting to explain the two rooms options using the best tools on the platform. Do Hosts use the photo descriptions ?

@Denise1789 Your problem stems from the fact you are doing it totally wrong (soz).

You need two listings

<
Listing A - 1 bedroom place

Listing B - 2 bedroom place

Then link calendar a and B together to avoid double bookings.

If it works well you can consider blocking Listing 1 in high season to 'force' the 2 bed place to be booked. Blocking doesn't link across the calendars so if you have a private booking or want a holiday you need to block listings A and B

I currently manage two listings in San Francisco. I truly enjoy hosting,

the lower unit has two rooms but is priced for one person with a extra sleeping area in the second room. I actually decided to use a queen sized futon couch so there is not the need to move a twin bed in and out of the second space. 

Now the two rooms can accommodate four but I only allow three in the lower space.
