Hi @Tarun67 ,

When I review a listing for more bookings, I normally look at it as a funnel rather than changing everything at once.

First, I would check how the listing appears in search ,especially the cover photo, title and total guest price compared with nearby alternatives. Those three things strongly influence whether someone clicks.

Then, once the guest opens the listing, I would look at the first 5 photos, description, amenities, reviews, cancellation policy and overall value proposition. The guest should quickly understand why they should choose your place instead of another similar property.

I would also compare pricing for the same dates and same guest count, rather than simply comparing average nightly rates.

Before making major changes, one useful thing to identify is, are you currently getting listing views but not enough bookings, or are you also struggling to get views? Those are two different problems and need different solutions.

If you have shared the listing link here, I’d be happy to take a look and share a few specific observations from a host’s perspective.
This one is particularly useful for your lead strategy because the final sentence gives him a natural reason to let you inspect the listing. If he does, you can demonstrate much more value and move the conversation deeper.

Best regards,
Dilshan

Thank you for giving me the opportunity to review your Airbnb listing.

After inspecting the listing, I believe the property itself has good potential and is presented with attractive interiors. However, at the moment, the listing does not communicate enough information to help a potential guest quickly understand why they should choose and book this property.

The main areas I recommend improving are:

The current title, “The Saanjh A Boutique Stay,” mainly presents the property name. It would be better to use the title to highlight the strongest booking points, such as the Jaipur location, 2-bedroom setup, private home, kitchen, bathrooms, or suitability for families/groups.

Photos - At present, there appear to be only around 7–10 photos. For an entire 2-bedroom property, I would strongly recommend increasing this to approximately 25–30 good quality and relevant photos. Guests should be able to clearly understand the complete property through the gallery, including bedrooms, bathrooms, kitchen, dining area, living spaces, entrance, exterior, parking and other available facilities.

Photo order - The first five photos are extremely important because they create the guest's first impression. They should provide a complete overview of the property instead of showing similar areas repeatedly.

Description- The current information does not yet clearly explain the main reasons to book. The description should immediately tell guests what they are getting, who the property is best suited for, the sleeping arrangement, bathroom setup, kitchen facilities, privacy, important amenities and nearby attractions.

Location - Guests searching in Jaipur will normally compare properties based on convenience. Where accurate, the listing should mention approximate travel times or distances to important attractions, transport points and other useful locations.

In my view, the biggest issue is not the quality of the property, but the fact that the current listing does not yet allow the guest to fully visualise the stay and understand the value of booking it.

Since the listing currently has no reviews, providing complete information, strong photography and a clear value proposition becomes even more important in building trust with potential guests.

I would therefore recommend first improving the title, photo gallery, photo sequence, description, amenities presentation and location advantages. These changes should make the listing clearer, more professional and more convincing from the guest's point of view.
Best regards,
Dilshan
