It's it's been listed for the past 10 days I have not got any booking till now I am I on the right path
Hi there - We have three properties in Raleigh-Durham NC and we have them currently listed as STR and want to make the switch to MTR but don't know the best way to go about it to optimize views and comply with Airbnb policies. I know the basics ie length of stay and discount settings but looking for guidance to avoid pitfalls from other seasoned hosts who use the platform in this way. Thanks!

I would also take a look at listing the properties on other sites that specialize in mid-term rentals. They offer more protections for Hosts doing MTRs than Airbnb. I would list both on Airbnb and these other platforms.

@Joan2709 has recently updated the host guide on accepting long term rentals on Airbnb which are stays of 28 days and over. It's a must read and I think it will help you in manouevring into MTR!

Actually the first task is there a market for what you want to offer?
What is the market? What type of rental are they seeking?
I do probably what is considered MTR rentals. I rent to contract employees. Day range varies but I don't set a 28 day minimum but normally my contractors are with me 30 days and some up to 180 days.
-My MTR might have different priorities then your MTR renters. You do need to make sure you protect yourself, but you have to know what the market wants in order to make correct decisions for you
I would say my market is a mix. I've seen digital nomads as well as traveling medical professionals. My Durham NC property is a 1 mile from Duke University and Duke hospital so I've had grad students.
I personally avoid digital nomads, because my WIFI is great but I don't want to have someone stressing if thee is a problem. Also Hosts have experienced that type and a sudden dramatic increase in electricity costs because of what ever they are working on.
The Hospital and the University would be great MTR markets. Also look around my first target which is still great year four the Nuclear Plant like 3 times every year brings in employees because Federal Testing.
My rooms are bedrooms in my shared home. My Guests like little things every room has an apartment fridge and a nice cabinet to store non perishables.
Guests on a work schedule want is there a line to brush my teeth, in Arizona especially if they work outside they want to feel comfortable morning routines as early as 3 am obvios too do I quiet my house early can they sleep?
With Hospitals especially well known you have out of state patients so families of the patient also need accommodations.
