Help - Whats wrong

I need help!

 

Our listing on Airbnb have gotten ZERO reservations while we have gotten several on other platforms

 

We listed many months ago.

 

We are in a pretty saturated area so I get that and it is off season but should have gotten something at least for spring or summer.

 

Yes, pricing is in line with other rentals in the area.

 

We just updated the listing with professional photos.

 

Besides getting reviews which I know will come with bookings and lowering the price to give it away...what else am I doing wrong here?

 

I do change wording and pictures and other things to help with the algorithms so find it really unusual that we have not gotten anything at all. Not even any emails with questions.

 

There seriously has to be something wrong with my listing and I just don't know what it is.

 

Anyone help!!

Your place looks great and such a wonderful location....

 

The simple answer as to no bookings is likely to be a factor that you have already identified... price compared with others around you.

 

I have included couple of screen shots.

Firstly of your place and the NZ dollars that 2 nights at your place will cost ie $1172

 

The second is a shot of the places that I could stay around you... virtually all of them are in the $700's.. that is a huge difference when potential guest does a search... 70%+ more to stay at your place.

 

I know that there will be all kinds of differences BUT price speak loudly, especially with no reviews by guests to verify your place to others. Seriously consider the market price... you can easily move your rate up once you have established how good people think your place is.

 

I would also review the photos that you have... 70 is a lot.... especially when there are 5 shots of the kitchen (3 identical) and deck.. maybe revisit and edit the total number?

 

I note also that you have no availability through February.. blocked or booked?

... @Billie78 one more thing...

 

Have you checked the stats as to how many potential guests look at you site vs how many book? This will at least show you if people are looking....

 

Go to your dashboard

Top right of the screen is your profile pic and an icon with horizontal lines

Click the lines

Select the Insights icon

Select the Views Tab

This will display for the last 90 days number of people looking at your site, and new bookings.

 

If there are few even looking at your place, then maybe there is another issue that needs dealing with... seek Airbnb customer support.

I took your advice and made changes to pricing.

 

Agreed, 70 pictures were too many and lots weren't even good photos. What was I even thinking 🙂

 

The dates that are blocked off are all rented out. Either from booking of self booking. We don't block off any dates for ourselves.

 

I've also changed wording on the title to attract the niche we are trying to market.
