Hello everyone,
I have listed a property (full apartment) in a trendy and well searched area in Lisbon, Portugal. It's been 3 months since I have listed and only had 3 bookings so far, and all of them are 5 starts. When I compare my views, favorites and occupation to the surrounding listing, I am a lot below the average.
The same has happened to a new property (villa) I have just listed (4 days ago) , which I believe is a bit "better" than the ones around it. However, searches has been very low and below average.
I have tried to rearrange photos, update description, tried tittle keywords, update photos but nothing seems to be working to boost my listings.
Can someone give me some advice on what what have been doing wrong or what can I do to increase my views and consequently my bookings?
These are my listings:

Thank you.

What's demand and supply like for this type of accommodation in your location @Cleyton-F0
what's demand like during the winter ?
it does take time to build up bookings particularly when launching during the off season .
Hello @Helen3, thank you for your reply.
For the apartment in Lisbon, there are some considerable supply and a higher demand than the supply, of course it's lower than the higher seasons. However, the surrounding listings are having some considerable occupancy, at least 2 - 4 bookings monthly, in my case, 0 to with luck, 1.
For the Villa, there are just a few supply and a reasonable demand, for this one it's understandable the initial lower search since it's a new listing.
But what I think it's weird is even the lack of consultations or requests, and views, visibility in general. When I search my property through different decides/IPs, it's usually at the 2 or 3rd page, and not visible through the map search, until I click on it.
I have worked with Airbnb for around 6 years and never had such a low search like this.
Unfortunately, I don't have concrete number to present at the moment. Do you have any tips where to get those?
Hi @Cleyton-F0 😊,
Thank you for asking for a listing critique here!
I’m glad our host Helen highlighted so many great points about your listing.
Have you had a chance to try out AirDNA?

Hello, @Elisa
Thank you also for you reply.
I have been looking into it and I will subscribe it asap when possible.
However, in this past days my graphs (views, wishlists, etc) have been growing well, but so far no bookings, comparing to the other ones around me.
Let's see how it goes until the end of December.
If you have any tips, please, I would appreciate a lot.
Thank you again.
