Hello fellow hosts!
I would love any help with my pricing?
I seem to be getting more one night bookings however, by the time I pay cleaners and our house manager and the commission to Airbnb, I have lost nearly 60% revenue.
If my nightly rate is US$300 per night, and then I offer 10% discount for a weekly booking, and 20% for a monthly booking. How do I implement for one night it is US$300.
I just wanted to make sure that is correct?
Thank you so much,
Saskia
You need to add a substantial cleaning fee @Saskia119
That makes short bookings expensive per night and long ones cheaper.
As you already have discounts for long stays, just check afterwards in guest view whether the combination of the cleaning fee and the discount works out the way you want it to.
@Saskia119 go to Calendar, Pricing and scroll down to the additional fees section. When you click it, you can enter a Cleaning Fee.
If you add a cleaning fee of 100, it's added to each booking. This automatically makes a one-night booking much more expensive than a 10-night booking, because the 100 is added once to the total booking amount.
There's also an option to add a lower cleaning fee for short stays of 1 or 2 nights only. You don't have to use this if you don't want to. If you leave it open, the regular cleaning fee will be added to each booking.
