Hi there :) Looking for experienced hosts advice!

Hi everyone 👋

 

I would love to get some critique on my listings so that I can keep up the momentum we recently saw in bookings.

 

One of the main questions would be how to arrange the photos and probably more important the listing name itself, I've heard these are the most relevant aspects.

 

I experienced some issues, where I chose my hero photo and when I check it the next day is a different one.

 

Here is our Studio, we have two of these: airbnb.com/h/junglestudiodosojos

And our Master Suite (the one that received more traction so far): airbnb.com/h/wildloftdosojos

 

I would love to get any tips and tricks you think i am missing out on. I've recently updated the photos and went through both listings, trying to copy the suite one to see if that would increase the occupancy of the studio.

 

We are mainly receiving families with kids on the suite and more couples on the studio. I would love to target birdwatchers 🦆 somehow as we are the ideal location and place for it. But anyone looking to rest in or explore nature should be a happy guest 🙂

Suggestions

If advertising for 3 Guests rearrange your seating so 3 at table to eat not 2.

Wi-Fi is a delightful luxury for your type of listing.  Highlight in your ad description a nice plus. When like in your case nature lovers and a group of 3 or 4 people.  Your deck is outstanding but is there sitting areas for me an the kids to just enjoy comfortably.

Try an AI Free Tool to help write Ad Copy with information you tell it as highlights.

I think also because your property is beautiful and unique.  You have a good position to generate General Internet Traffic.  The Airbnb website attracts internet search engines.  Internet Search Engines are computers that look for listings that match their users Keyword Searches.  An AI tool can also help you identify what Keywords, like "unique bird watching lodging" or "Special Bird watching Family Rentals".

Create Guidebooks that maybe talk about a popular birds and sprinkle your Keywords in the Guidebook.

 

Computers read the captions of your photos again sprinkle.

All Search Engines rate an ad old vs new by date modified.  Changing anything that requires you hit save updates that date so do regular updates.

Make sure you turn on Airbnb Professional Mode.  Monitor the Insights Reports if changes are good or bad.

Your place is incredible. I want to stay there!! Your photos are crisp and professional. I like the use of actual people in the photos. I would suggest adding more photos. It’s hard to get a full grasp of the properties with the amount of photos you have. Include at least one photo for each room and area of the property. 
I have a unique studio property. I get a lot of last minute one to two night stays. Keep your settings flexible with your studio. Allow one night stays, instant booking, etc. 

You’re doing great. You will be very successful with your properties 😊

And also you can counseled an AI agent or chatbot, this will help also.

 

For the main photo, see similar popular units what he photos they are using, and you can also le the app select the photo for you automatically.

@Julian-Mauricio0  You have an amazing place!  As amazing as it is, not all guests will be your guests due to the uniqueness  of the property. 

 

I agree you should be talking to the guest that this would be a good fit for.  I saw one review where the guest complained about no AC, massive eye roll lol.

 

I would change your headline to something along the lines of  

 

 Rustic Off Grid Bird Watchers Haven Cenote 300 Ft

 

Your pics and decor are amazing and certainly depict exactly what is offered.  

 

I would use ChatGPT to craft you  a description that talks to nature lovers, adventurists as well as bird watchers. 

 

I have a place in Playa del Carmen and my property overlooks a mangrove on one side.  I sit out in the morning with my coffee and just watch and listen to the birds.  It's so therapeutic..  If I have to work and can't be on the balcony I open the door so that I can hear the birds.  One morning a love dove flew inside the unit. 🕊

 

One last tip, you have great reviews and should always respond to your guests.  This shows that you are engaged and grateful for their stay and a great time to invite them back again.
