Host/property manager

I’m a paid host. As in the owner wishes for me to handle all bookings and Airbnb related things. We agreed on a percentage for management. What do you include in your management percentage. I quoted 10% of pay out. This includes me handling Airbnb etc, maintenance request, prepping before  arrival, and overseeing cleaning. Should I charge extra for social media and building the website?

Hi @Michelle3645

You’ll find Co-host fees vary depending on what tasks you are responsible for. The more you do…the higher the percentage. Anytime you are required to be physically present at the property, the percentage should be higher (in my opinion). Initial listing setup is usually a separate addl fee. Setting up and maintaining social media is a lot of work and on-going maintenance (it’s not set & forget).

Do some research to see what other Co-hosts charge. In my opinion, 10% seems on the low side, but only you can decide what you’re willing to do at that percentage. Each case is different. I would also strongly suggest you sign a written contract that outlines exactly what your respective responsibilities will be.
