1.) Not all guests leave reviews. However, one thing to encourage positive reviews is to surprise and delight your guests. For example, offer something in addition that isn't mentioned in your listing. One way I do this is offer a basic snack/courtesy basket that guests are free have. It doesn't cost that much, I purchase most items from Costco, but some guests really appreciate it - especially when hotels usually charge for it - and it'll promote positive reviews.
2.) You may want to consider placing somewhere on your listing that postal reception is not offered for your listing. However, in your case you are dealing with longer term residents you may want to check your local landlord/tenant laws to see if they're entitled to access to the mailbox.
3.) Odd inquiries happen, it's part of the business. However, if you find that you are answering the same question many times, consider using Airbnb's 'saved messages' feature, which allows you to store your responses and use them at a click of a button. Makes responding to repetitive questions much faster.
4.) I've only once rented out my own bed when I was out of town. When we came back we washed the mattress pad and linens and checked for any bed bugs. Renting out my own bed is not something I usually do, I usually rent out other beds that I don't sleep in.
