Hosting

Good evening all!

I am new to hosting.  I just listed my house at the beginning of the year and so far have hosted two separate bookings for long periods of time (30-60 days respectfully). I am still getting use to (and will probably have some time to get use to) hosting.  I have a few questions for anyone that is willing to answer or mentor.

1. My first guest did not leave a review.  I found this odd.

2. My guests are asking for a mail key which I do not feel comfortable leaving them.  How do I correct this for the future?

3. Some inquiries I find odd- I just had one today asking why my other months are blocked.  How do you filter out questions and decide what is appropriate or not?

4. Do any of you who live in your home (and leave when you have guests) supply different beds?

Any advice will be great-

@Ranna6, firstly, congratulations on getting started and welcome to the Airbnb community! I'll get straight to your questions...

1.) Not all guests leave reviews. However, one thing to encourage positive reviews is to surprise and delight your guests. For example, offer something in addition that isn't mentioned in your listing. One way I do this is offer a basic snack/courtesy basket that guests are free have. It doesn't cost that much, I purchase most items from Costco, but some guests really appreciate it - especially when hotels usually charge for it - and it'll promote positive reviews.

2.) You may want to consider placing somewhere on your listing that postal reception is not offered for your listing. However, in your case you are dealing with longer term residents you may want to check your local landlord/tenant laws to see if they're entitled to access to the mailbox.

3.) Odd inquiries happen, it's part of the business. However, if you find that you are answering the same question many times, consider using Airbnb's 'saved messages' feature, which allows you to store your responses and use them at a click of a button. Makes responding to repetitive questions much faster.

4.) I've only once rented out my own bed when I was out of town. When we came back we washed the mattress pad and linens and checked for any bed bugs. Renting out my own bed is not something I usually do, I usually rent out other beds that I don't sleep in.

Again, welcome! And cheers to the start of your hosting journey!

Thank you so much Karol!  I appreciate all the answers!  I am thankful to be apart of the community and I hope to connect with more hosts! Thank you again-
