How Can I Increase Bookings for My Washington DC SE Townhouse on Airbnb?

I have a clean, beautiful two-floor townhouse in Washington DC SE that I list on Airbnb. It’s a great space for groups of friends and family trips, but I’m still not getting as many bookings as I expected. I want to understand what I might be missing — whether it’s pricing, photos, location details, amenities, or something else.
What are the best strategies to attract more guests and improve visibility on Airbnb?

Lovely house!

Fix the bed and bathroom count this is in your picture folders.  1 bedroom you didn't identify bed and the master bathroom use a bathroom picture folder because right now the Airbnb System incorrectly says 2 beds and 1 1/2 bathrooms.  It uses it's count when a Guest filters in Search.

Suggestion tweak your ad maybe use an AI tool.  Guest buying mindset is focus on a short family vacation in your area not a 6 momth rental mindset.  Identify your target market visiting a site or something.  Then create an ad that tells a Guest not from your area why you fulfill what they wsant to do for a week.
