How do I attract more visitors

I’ve not been receiving many queries on my Airbnb, and I’m planning to remove my listing if things don’t pick up. Any tips on how to improve my occupancy

Which of te two listings are you referring to ?

Did you check your statistics (amount of views) ?

i suggest to add the no(smoking), no(pets) and no(parties) options + the check-in/check-out time to the first listing

3. Clear communication 

4.Offer promotions , on early bird booking, weekend deals and public holidays 

5. competitive price 

6. Let guests know any attractions on the surroundings.

It appears especially by your photos your two listings are the same place?  The Airbnb computer may flag you as duplicates which isn't fun to fix.

Suggestions

It appears an area within your house but not necessarily shared because the kitchenette and private living room area.  Airbnb has a Catagory I think in-law apartment which describes having an apartment area in your prinary residence that though not usually used the Guest and Host could access the orhers space.  I think that describes your Catagory more appropriare then room.

Your Airbnb Listing is an Online Brochure to encourage potential Guests.

The Title needs to generate interest in reading ad what is the highlight why do Guests choose your listing?  Direct to your target market work vacation what?

Photos Use the Airbnb Room Folders and photos of all areas.  Include kitchenette, bathroom, any table for dining show a potential Guest a visual walk through of what they are renting.

Then your ad the Airbnb Platform give 5 pages with suggested areas that convert fill in all the pages.  Think of it as sharing your knowledge with someone not familar.  Guests highlight your assistance in that area don't keep what you know secret.

Almost forgot after tweaks to your listing the 7 reviews listing will have on the calendar Airbnb Custom Discounts  Discount at least 20% Airbnb gines you free marketing.  I usually do more than 1 for an individual listing. I discount 2 or 3 days each week so the sale price certain days but the Guest can book the whole week I get the regular price the other days.
