How far in advance can guests book?

I have several listings. On the house I think guests can book 6-12 months in advance.

But for a room in the city the limit is three months, now it is end of Feb, soon March, I would like to open the room for renting during the summer june-august, but the systems says no, it is more than three months in advance... We is this open for a house but not for a room?

We love to have long time guests over the summer and they love to book a LOONG time in advance.

Is this a rule or a setting? Can this be changed?

Fortunately it's a setting that you can control (and you can have a different setting for each of your listings).

Go to the Calendar and click the Availability tab. Scroll down to Availability Window.
