How to gauge if there is Airbnb demand in my area

I am considering hosting Airbnb guests at my home. Is there any advice how to gauge the demand in my area?

Hello Stephan -

 

Welcome to soon to be hosting with Airbnb!  

 

Knowing exactly how often your property will be booked is hard to estimate.  There are a lot of things involved - including the type of property, its' size, amenities, price and proximity to major attractions - that factor into actual guest bookings. 

 

But to give you an idea of your potential... I suggest  looking  at the Airbnb platform for listings in your area of Winnipeg.  That will give you a rough idea of what others are offering - price - and amenities.   Read their listings, look at their calendars, and see what they are doing. 

 

Also keep in mind that depending on your region Airbnb booking can seasonal.  Some hosts are booked solid all summer and very quiet in the winter.. others are booked in the summer and  have nothing  goin on in the winter... and some have year round guests!  

 

I also suggest, like you are doing, continue to conduct some research.  Ask hosts questions... we have all been first time hosts at one time and Airbnb Community Center is a perfect place to ask for advice!

Also have a look on airDNA.co and it will give you data for your area of intent.  Some of the info is free of charge but for a more detailed survey there is a fee to pay.
