That is nice house !
My first remarks:
Calender shows it can only be booked for a period of 4 nights (no more, no less) ?
DId you set your min. and max. stay to 4 nights ?
Also price is the same for 1 or 14 guests.
Maybe
Hello @Jacky-Mondejar0, and welcome to the Airbnb Community Center! 😊
What a beautiful property you have, congratulations!
I hope that’s okay with you; I’ve added a photo and the link to your listing so other hosts can take a look and share their suggestions. I’m also inviting a few experienced hosts from the community to review your property and offer their feedback: @Snehal1 @Mohideen0 @Jeffrey726 @Livia120 @Basil53 and @Brenda1830
Looking forward to the insights they’ll share!
Regards,
First of all, congratulations on launching your first listing That’s a big step 👏👏👏👏
The villa looks elegant, spacious, and very well located inside Casa de Campo.
A few suggestions that could help improve visibility and bookings:
Noticed the calendar only allows a maximum 5-night stay.
Is that intentional? If not, you may want to review and adjust the minimum/maximum stay settings so you don’t limit longer bookings unintentionally.
The current photos are nice, but to really attract guests, recommending adding
1 Golf course views
2 Ocean view photos
3 Beach access photos
4 Resort amenities
Amenities
No WiFi
No Kitchen
No Essentials
No Air Conditioning
No Smoke/CO alarm
If above are actually available but not selected, you should update them immediately.
Many guests filter by WiFi, AC, kitchen, etc., and you may be losing bookings because of this.
A beautiful property @Jacky-Mondejar0 .
i agree with the other comments. I would just add that I noticed that there are no infants allowed. If that was your intention, then that may deter families from booking. Based on the number of bedrooms, I feel that this would be a property that families with children would book.
@Jacky-Mondejar0 Wow!!! What a beautiful property!
The challenge you're going to have is that the AirBnB algorithm rewards engagement - people looking at your property, and those views quickly converting into bookings. That means that properties that are targeted towards the mass market are generally going to appear at the top of the search page. But you are targeting the ultra-luxury segment.....with a large, beautiful, well appointed home, and of course priced based on its size and amenities. So....the algorithm isn't going to favour you as much.
Everyone else has given you great tips to tune your photos and such (and they're better at that than I am). The only other thing I'll add to that is that your description is (for me) failing to adequately describe your beautiful home, its location and all the wonderful reasons people should choose to stay there. Use your AI of choice to help you craft some delicious words to go with your equally delicious property. Paint a picture for people. Help them to imagine how amazing their vacation is going to be if they stay at Golden Drift Villas.
Beyond that.....my biggest advice is to drive engagement directly. As I said - the algorithm isn't going to favour you. You will need to do your own marketing to get the *right* eyeballs on your property. I would be tempted to engage a marketing company to help you with this project. Otherwise - get a good videographer to make a GREAT video of your property and the area.....and then promote on social media (especially Facebook and Instagram)
You should also start figuring out what you need to do to get on the "AirBnB Luxe" listings.
It's a beautiful home and showcased properly you can get the rates your looking for.
I don't know your area so no opinion on your pricing. I would say that since your listing nightly rate is hefty Airbnb might not be the correct platform for your listing.
Hi @Jacky-Mondejar0!
Stunning property! I agree with all the previous comments, especially the booking availability dates & updating the amenities list to include all the basics like A/C, etc, this is key for guests sorting thru properties.
-The base price, consider having a base line for maybe up to X people then additional $/person extra up to your maximum. This keeps it within a reasonable price for smaller groups but allows for larger groups to take advantage of such a large property.
-Consider offering a weekly or monthly discount to draw customers in & to get your ratings going.
- More pictures, people paying a higher price definitely want to see what all they are paying for.
