How to handle future remodel

I’m remodeling one of the bedrooms in my listing, and I’ve already informed future guests who may be affected by the change.

 

I updated the wording on the listing to reflect this, but I’m not sure of the best way to handle the photos. I tried uploading the current room photo with a small overlay explaining that the room will be remodeled in September, but Airbnb flagged the photo because of the overlay.

 

I’ve already added the information in the listing description, but should I leave the current room photo up even though it won’t accurately represent the room after September 1? How have other hosts handled this?

Is the change an upgrade?

When I make improvements, I don't say anything in the listing and I only update the photos afterwards.

 

It's only an issue if you take something away. So for example, if you'll remove the bath, it may be good to take that off the amenities list now already. And make sure the bath doesn't show in the photos.

 

But if you're keeping the same amenities (or adding) and updating the room, I wouldn't worry about it at all.

 

@Lissette72 I could tell which of your listings were effected by the change.  It depends on your calemdar.  The change will be in September.  Is August renting complete, guessing yes because the types of listings you have most potential Guests are planninfg future vacations.  The reasoning of not using a propsed picture inevatible though minor you have to make remodelig tweaks.

I don't know what your changes planned. Do not upload any photos of room beibg remodeled before or proposed.

While being remodeled obvioisly unavailable.  Remember sometimes just like you may have minor changes on work, there maybe minor changes to the remodeling schedule.

Do not present the room until the remodel is done.  You don't want to be pressured to meet an expectation. Do nor mention in your listing,if remodeling rolls past schedule, you will have the ability to coordinate with reservations in October and November by just locking the room.  If everything goes according to schedule, then it is a surprise bonus to those Guests.  I suggest a Quikreply message that highlights the surprise bonus, because keeping a positive on the Guests mind tends to Guests mentioning in their review.

Once the remodeling is complete then modify your ad and photos.I know an update is exciting for you, but for potential Guests their excitement is having a fabulous Florida vacation for a week,
