How to list a property with option of 1 or 2 bedrooms

I have a property with 2 bedrooms.   I'm happy to let out both bedrooms, or give guests a cheaper option of letting out just 1 bedroom.  I'm not sure whether to have 2 separate listings to cover both options.  Would be grateful for suggestions!

@Katharine10  What you need are 3 listings- one for the first bedroom, one for the second, and a 3rd which includes both. Then you link the calendars so if one bedroom is booked, the 3rd listing of both automatically becomes unavailable.

Hi Sarah, I am here because I am in a similar situation. I have just searched Airbnb for information on the same subject. Please can I also ask if the priority listing is the 2 bedroom then maybe when it is closer (about one week to open dates) then the 'one bedroom listing  be activated

As @Sarah977 mentioned, you would have (3) Listings

 

Parent (both bedrooms)

Child 1 (bedroom one)

Child 2 (bedroom two)

 

For the one bedroom listings I would lock off one of the bathrooms.

 

Multiple Listings

The cautions are you need to be able to lock-off areas that are not used (bedrooms/bathrooms) on the smaller listing(s) and need to sync the calendars to prevent double bookings. Be sure you have an efficient "team" and system to keep track of what rooms should be locked/available for each booking. Be sure to make it clear on the smaller listings what bedrooms, bathrooms (and any other room) that will not be available when booking the smaller listing. Ensure your smaller listings only show photos of the bedrooms/bathrooms they will have access to. I usually suggest it also be mentioned in your message to guests after booking (many guests don't read the listing properly).

Calendar Sync Cautions

Bookings on one listing will automatically block the others if synced correctly. However, if you want to use the property for personal use, you have to manually block ALL the listings, as blocking dates on one calendar will not block the others. This is intentional in order to allow the Host to block the smaller listings in favor of the larger (2bedroom) listing.

 

To answer @Henry855 's question...yes; some Hosts keep the larger listing open on weekends and Holidays (block the smaller listing(s), in the hopes the larger gets booked first. If the larger doesn't get booked, they might unblock the smaller listing(s) close to check-in date.
