How to shut down a listing responsibly

We need to sell our Airbnb property and I'm hoping the community can help me do that as a responsible host. I can honor the next 3 bookings, but there are 2 farther out (October and next June) that I will need to cancel. Thanks for the assist.

@Joey210, I've read suggestions mentioning to avoid cancelling via the site, instead call and ask an Airbnb rep to offer suggestions on how to be allowed penalty free cancellations...if you get a representative who is not helpful/robotic and won't work with you, call again and keep trying until you get a rep who is willing to work with you. Good luck!  Hopefully someone else who has more experience than I do can offer suggestions if I'm mistaken.

@Joey210 It is probably reasonable to cancel those two outstanding guests as soon as possible and accept the penalty at this stage. Close off all of your calendar as of now and watch that it does not open automatically , as you will need acess to your reservations [previous]for your tax agent. Then continue hosting as normal until the sale has gone through and you need to pack up your house.... H

I agree with you. 
not all reps are good. I keep calling back as necessary to get the right one. 
if you really need to move ‘ nothing else works just cancel & take the hit. The booked guest have plenty of time to find new lodging.
