I need help

I wanna rent my bech house and it's in the most famous beach and next to the best restaurants in my city it's a private home with a 30 second walk to the beach with our own land yard , well , kitchen and a roof to tan but I can't seem to get anyone to book

@Yassine200 I took a look at your listing, then also did a search for your area to compare. Here would be a few of my recommendations

 

-I would start by updating and adding to your photos. Highlight the proximity to the beach and the views from the property. When I look at photos of your property as it is advertised now, I would not even know you were near the beach nor had a rooftop deck. There is only one photo from within the house with a small glimpse of what appears to be the patio/deck. 

 

- I might also consider a price adjustment. Despite the discount you are offering it still seems you are on the higher end of pricing when compared to similar listings in your area. The average 2 bedroom looks like it ranges low to mid $100's for a weekend, whereas you are in the $200 dollar range. When you pair this with no reviews it can prove difficult to get bookings, as people are more likely to not only choose the lower priced option but also one that has been reviewed. Until you get your first couple of bookings and reviews under your belt Id offer a special price that is competitive for the area. Once you are more established you can bring your prices back up.

Have a look at what superhosts are offering in your location and their pricing . @Yassine200 

 

1. location is key but you need to decorate and furnish your place to appeal to guests who are your target market 

 

2. once you've done that hire a photographer so you have photos which will appeal to your guests 

 

3. then rewrite your copy highlighting why guests should stay with you, key amenities and local attractions 

 

4 upload a profile and photo 

 

5. review your pricing so you are competitive 

I'm new to Airbnb and just put my house that's right on the beach with a private land a terras a parking place a kitchen and everything and roof where u can take but I still haven't got any bookings how do I get ppl to book

If you just(?) published the listing, then maybe have some patience....

It takes 72 hours (useally 24 hours) before it visible in the search system

 

I looked at the listing, it needs some fine-tuning:

It says 6 guests, but listing shows sleeping place for 4 guests

 

There seem to be a livingroom (shown in addional photos) , probably with a sofabed ?

Make a category "livingroom" and add photo to it, mention the bed etc..

 

Same for kitchen, make category ,add photos

 

Check if all amenities are listed (like kichen equipment)

 

Houserules:

It says "smoking allowed", but additional rules says "smoking is outside"

So smoking is NOT allowed. 

 

Maybe review check-in/check-out times.

I suggest to add the first check-in time - latest check-in time.

 

You also offer "long term stays" (28 nights and more)

Maybe limit max. amount of nights to "short stays" to gain more quickly reviews and hosting experience.
