Hi Everyone, I'd love a little critical feedback, just listed!

Hi there  @Danielle1992 . The photos look very clean and inviting, and the view looks spectacular! If you can get better professional photos, that might go a long way. Include the entrance so guests can envision their arrival and see what the outside looks like, as well as how close any neighbors might be. I'd also recommend getting some better photos of the patio and that gorgeous view! 

 

I actually really like the simplicity of your description, however, most guests will want to know more about the space, the arrival experience, perhaps what it's like to be there at night. You have plenty of room to be more descriptive ... help the guest envision their time there.

Suggestions to Make Your Airbnb Listing Stand Out:

 

  • Get a Professional Photoshoot: Invest in a good photographer or use a quality camera to capture creative angles. Style the space a bit—swap out dull bedsheets, add a vase with fresh flowers, or place some indoor plants to make it feel warm and lively. A well-styled shoot can instantly elevate your listing and attract more bookings.
  • Highlight Unique Elements: Consider adding small but interesting touches—like books, board games, a cozy reading nook, or a welcome basket. These thoughtful details often catch a guest’s eye.
  • Showcase the Outdoor Space: The outdoor area looks amazing, but right now it only has one photo, and that too from indoors. Add more pictures from different angles and include shots that show how the space can be used. Including a human element (like someone enjoying coffee on the patio) can help guests imagine themselves there.
  • Upload More Photos: The more visual detail you offer, the better. Try to cover every space—from the entrance to the kitchen, bathroom, and even views from windows. Guests love transparency.
  • List All Amenities Clearly: Double-check your amenities section and add anything that might be missing. Sometimes, missing basics (like Wi-Fi, kitchen appliances, or toiletries) can lead to lost bookings if guests assume they aren’t available.

Hello @Danielle1992 ,

 

This is a great start. I like the amount of natural light in the main photo. I would recommend taking some shots at different times of the day to show a bit of progression it gives the viewer a better sense of what staying there would be like. Love the old school popcorn popper.

Encourage guests to take photos of their own then you see what they see and you have a whole marketing dept working for you while they stay there.

Looks like a great place!  Congrats on getting it up and running!

 

I'm going to share my thoughts on the listing/pics....

 

Not a fan of the pic of the kitchen with the washer/dryer...  (It is in the kitchen, but I'd rather NOT see that in the pic.)

 

I'd rather NOT see the washer dryer pic at all.  Just telling me it's there is enough (but that could just be me).

 

Pic of kitchen (w/o washer/dryer).  Can you take EXACT pic again, but take dish towel off the cabinet?  (Pic looks great outside of that!)

 

Popcorn making on the stove - I'd probably get rid of that one.  If not going to get rid of it, show the same pic with popcorn overflowing out of the pot!  (Assuming popcorn is available for guests to make with this pic being included...

 

Initially loved the pic of the table and chairs in the kitchen, then remembered what those chairs were like to sit in, last time I used them - it could just be me, but I can almost hear the noises they make when sitting on them (LOL - could just be memories of older chairs from when I was growing up!)

 

Pic of bathroom - this may be stupid, but I'd move the soaps up to the higher level (so it draws your attention away from the toilet).

 

Can you take same pic of bathroom w/ soaps moved and get the whole mirror in there???  (Thinking that would make it look even better!)

 

Verbiage of listing text - "Entire" Guest Suite?  Not just Guest Suite?  (That could be just what AirBNB says).

 

I just took your words and changed them up a little below....

 

Take it easy at this unique and tranquil getaway, just 9 miles outside of Julian, CA. Located in the off-grid community of Cuyamaca Woods, which offers amazing views from  North Peak to the Pacific Ocean!  Includes all the amenities to enjoy your time in the mountains: full kitchen & bathroom, comfy living area with smart TV, wifi, a futon couch that folds into a queen bed and a patio area to enjoy the views. Laundry is also available onsite!

Hi @Danielle1992 I would firstly remove saying there's a bedroom - 1-bedroom means a separate room. I can see it's the sofa bed in the living area, but some guests won't see it if they just glance at the listing before booking.

I'd recommend neutralising the linens - e.g. white sheets, white towels, white shower curtain. (Personally, I'd also paint the walls off-white, the grey swirls don't look great). 

Lastly, you need to really sell the wonderful outdoor area with amazing views! Yet you have just one photo!? Get a bigger table out there, those bistro ones are useless for outdoor dining. 

Edited to add: You need to say a lot more in the description. One para isn't enough. Check out other listings to see how other hosts sell their listing to guest.
