I am trying to improve my listing and understand pricing more. I am in North Winton Village, in Rochester, NY

Hey @Jessica4509, I'm not sure what you're looking for help on with this one since you've got killer ratings and reviews, but I'll share some of my thoughts on the listing, and what we did for pricing. Take what you like and toss the rest!
First, your photos are cute, but I'd like to see more to understand how the space actually works. When I list property (as an agent) I try to flow the photos as you'd walk the house. Of course, you want the best up front, but then a logical flow might help make sense of what the layout looks like. If the neighborhood is cute, or close enough to walk to anything, you might get someone with a drone and take a few aerial photos too.
The biggest thing I would change immediately is your description. It's cold, sterile, and doesn't make me feel like you've put as much love into it as you probably have the rest of the house. People eat with their eyes first (in the photos), and then they want to read WHY they should stay there. And while you do have the information I'd want to know, I got lost in too many short sentences and the lack of authenticity (I want to feel like it's a real person on the other end). I would change the title as well. I immediately know it's a full home from the website, so those are wasted characters in my opinion. Put something I wouldn't know as a potential guest there, or something that makes me want to go. Maybe something like "Central and cozy, warm up and wind down" since winter is coming and NY isn't exactly friendly weather...
For pricing, we use PriceLabs. It's a little more money, but I really liked the in depth planning they do for holidays, seasonal, and demand factors. I will say though, that they were awful ambitious in what they thought our daily rate should be to begin with... They were about $30/night more than our fair target, and about $80/night over where we started (just to crush the market on both price and experience). But, if you've got your numbers then it's very simple to tell it where you want to be and let it adjust from there.
Looks like a cute home, and you obviously have a good handle on it if you've got the bookings and reviews you do already, so keep killing it!

Since the holiday season is just around the corner, are you planning any special decorations for your listing?
I let Airbnb run my pricing for me. my goal is to have my place booked often. by letting Airbnb manage the pricing, and I do all of the screening myself. I have had success.
Location and reviews and a fair price is what keeps my place booked.
The house is lovely. I would put the picture of the house first in the listing. I would also include a picture of the backyard patio since you mention it in the listing @Jessica4509
