My HOA restricts rentals to a minimum 30 days-is thus hurting my availability visibility?

@Adam2494  I am not sure about visibility as long as the guest is putting in 30 day plus stay you should show.  I think Air is largely for shorter term stays.

You may need to broaden your horizon by using listing sites that specialize in longer stays.  Do a google search to see what those sites are.  There are corporate ones as well as insurance company based ones that get their insured into housing while their house is being repaired. 

There is also a lot of great information for what is referred to as Mid term rental, MTR,  on Youtube.

30 day minimum, there are many on Airbnb.  I don't have a minimum but my market my average stays are 30 to 90 days.  

You need to fix your listing.  Your agreement with Airbnb is that you are prohibited with charging application and background checking fees.
