Increase visibility of my listing

Hi! I have been hosting for a few years now and my beloved property is not getting any bookings for this year. I'm using dynamic pricing to ensure competetive prices are always updated and continue to get great reviews. 

 

Is there anything I could be doing to increase the visibility of my property?

I would share the listing on social media (tic tock, Facebook, Instagram etc) update pictures and verbiage frequently the more you fiddle with the listing the more it's indexed.  Lastly lower cleaning fees, consider allowing pets for a fee.  Depending on the nature of your airbnb.  I'd also cross list on vrbo which puts you on booking.com as well

Hey Matthew, what a stunning property! ❤️. First impressions when I looked at your photos was that there are ‘hero’ pieces of colour missing from each room. Something that makes the room ‘pop’. The base colour palette is bland (love the colours!) which is awesome because it sets the theme throughout the interior and is waiting for you to add pops of colour, such as signature piece or two of furniture in each room. Could be a lampshade or cushions or plants for example. I use a colour wheel to help me and it amazes me the colours that compliment each other that you wouldn’t have thought of! These pops/hero’s will warm the room putting a feminine feel, as currently it feels the colours are too masculine and cold on their own.  Find the balance and I reckon that will make a difference.

Lovely photos, lovely property...

 

Here are my thoughts (in no particular order, just bullet points don't seem to be an option):

  1. Reconsider the title.  It took me a minute to understand that "Bramble" was the first word of Bramble Cabin.  Like me, you are putting your amenities in the title and so maybe find a better mix of amenities + Cabin Name or just drop Bramble from the title as it doesn't deserve to be in the title as is.
  2.  Your photos are lovely but maybe reconsider the hero image? Since you are in the mountains perhaps an interior shot is a wasted opportunity? 
  3. I noticed another comment mentioned Pops of color.  Agreed.  I am not sure that the colors are too masculine as was mentioned in the other comment, I thought the purple/violet was a little feminine if anything.  Regardless, I wouldn't stress over that.
  4. Hang some art on the wall!!!  Bare walls are boring walls regardless of color. This is an easy way to add that color but also add visual interest instead of wide expanses of wood wall (which are lovely, just not visually stimulating). Maybe some photos that you have printed of the area?
  5. I would also add a bunch of photos of the area/nature shots to the listing.  Some lovely exterior shots would be great or of nearby attractions.  Remember, you are"selling the sizzle, not the steak" and so not every photo has to be something that a guest is booking from you.  Just be careful to not misrepresent anything.  Take a look at my listing if you want to see what I mean.  I have a TON of photos of the town and nearby attractions.  Remember, they want to come to your area for whatever reason - but don't be afraid to promote all the attractions.  If nothing else, I figure the longer a potential guest spends on my page the more likely that are to book.  If nothing else, the algorithm likely notices how long they linger.
  6. Open a private tab and search the way your potential guests might.  I like to make the timing "flexible" and look for "1 week" anytime in the next 12 months and so this should show all of the competition's listings
    1. What is your page rank?
    2. What are the page 1 listings doing with their hero image and is yours going to also stand out?
  7. While you are there, reduce the time frame to just a couple months and check out the competition's availability.  Is their calendar booked up? Maybe everyone is having a slump right now?
  8. Since the bookings have dropped off, recently what does the insights page tell you about page views as compared to competitors?  I am wondering if perhaps it is just a slow season?  How do your bookings compare to this time last year?
  9. While dynamic pricing is good, and I use it as well, you still need to add the "human touch" as needed.
  10. Finally, if all else fails... Run a promo?  Or just make the tweaks, continue what you are doing and hope for the best.

FWIW, I Favorited your listing as I understand that also helps the algorithm.  If you want to return the favor that would be great.  I also have asked for advice here and so please feel free to critique mine as well.

 

While I am still new to hosting, I am not new to the planet.  Decades in Marketing/Advertising as an Art Director on TV Commercials + decades in Real Estate (But still new to STR and so take anything I say with a grain of salt as I am still learning).

Your house looks beautiful, spacious, and highly functional. You’ve also received a lot of great reviews. Therefore, in my personal opinion, you should focus on the following points:

 

1. Pricing: Search for similar listings in your area using criteria similar to your property (number of rooms, guest capacity, amenities, etc.). Although you’ve enabled the Smart Pricing feature, you should still decide on a reasonable price range (minimum and maximum price) and not rely on it completely. Seasonal price adjustments should also be considered.

 

2. Location: Optimize how you describe your location in the listing by highlighting its advantages, adding a map or specific distances to major attractions, and including photos of the surrounding area, such as scenic views or nearby amenities.

 

3. Discounts: Use Airbnb’s built-in discount tools, such as Early Bird Discounts for guests who book far in advance (e.g., 10–20% off for bookings made 30 days ahead) or Last Minute Discounts for filling vacant dates within the next 7–14 days, etc.
