@Gerren0 Booking a stay through Airbnb does not automatically exclude the guest from tenants' rights after 30 days have elapsed. Once the booked period is over if the guest fails to continue paying or refuses to leave, there's nothing Airbnb can do to help you.
That, combined with the fact that you can't take a real security deposit or conduct background/credit checks on your tenants, makes it a really terrible idea to list with Airbnb under your circumstances.
