Listing a Property without backup generator

I currently manage a listed property that is performing well. While setting it up, I acquired another property near the beach. I'm preparing this new property for listing, but it lacks a backup generator. Although purchasing a generator is a cost-effective solution, I'm considering installing a solar system instead, as electricity is quite expensive in my area.

I want to list this property on Airbnb before installing the backup generator to start generating revenue. However, I'm worried that not having a generator might lead to negative reviews and lower my overall rating. The electricity is generally reliable, and when outages occur, service is usually restored within minutes. However, there are times when it takes hours to come back. What should I do? I initially wanted to go direct, but I would prefer to list the property on Airbnb.

Yes...negative feedback and negative reviews are a strong possibility; even if you message the guest before accepting a booking (I wouldn't advise using Instant Book) and advise them of the power outage possibilities. The guest will assure you it's not a problem, then give you a 1-star review when the power goes out. 

 

Airbnb's current review dispute system is a shambles. They have turned it over almost entirely to AI and are not removing retaliatory reviews as they should in accordance with their own written policies. This will destroy your new listing very quickly if you get negative reviews due to the power issue. With the current situation with reviews, even if you contact Airbnb to remove the review as the guest was warned about possible power outages before booking - yet chose to go ahead and book, they will not remove the retaliatory review (at least from what I am seeing the last few months since they started using AI).

 

I would make sure the property is properly prepared (backup generator or solar) BEFORE listing on Airbnb. You could try listing it on other platforms, but ultimately I think you will still have issues surrounding the power (or lack thereof).

 

 

Great points Joan. In a perfect world, reviews would be tailored to the what ifs and prior understandings of the risks. Probably a good AI algorithm to add, as in 1) were there excepted risks and if so 2) were they realized and therefore waived?

Yes...but Airbnb seems bent on throwing the "baby out with the bathwater" by using AI for review disputes. It's not working. Human intervention is needed and loopholes need to be closed - there are many.

 

AI is a useful tool as a cost-saving measure if properly applied. However, Airbnb has "given a chainsaw to a toddler" and said "have a go" with predictable negative consequences. 🙄
