I just listed my house yesterday and have a 5 night minimum on it. Should I take that down and open to any nights for better chance of bookings with no reviews?
Search like a Guest
Ther doesn't seem like a lot of rentals in your locatiom.
Yes I did see lower minimum staus, on other properties.
Your listing is n ew so the Airbnb Search display is high, but your listing on Sale was a significanthigher priced then established listings. If there is a reason your hugher then encourage the Guest bny noting in Tirle and Cover Photo thats the first visuals.
Then you have to identify who is your market, 7 Guests is a large group that isn't a bad thing. Are you good for a family vadation? Or 7 adults? Then though your house is beautiful why does a group of 7 come to your location? A STR is the plus because my group of 7 is coming to my area, why rent yours? Close to a highlighgt. not as close but great if your traveling with children? Anotherthing to keep in mind for STR a big plus is comfortale for 7 to dine together, 7 inwind in the livingroom, 7 enjoying outside, parking 7 paople with 7 suitcases is probably 2 vehicles.
I think for a whole house and max 7 guests a minimum. of 5 nights could be okay.
After all everytime there is a lot of work to do before the new guests can arrive !

I strongly suggest to add the noparties and (no)smoking options to the houserules
Wonderful suggestions from hosts here, @Elizabeth4059. Please keep us posted when you have a moment to read them.
Made the changes to the listing if you want to review now again and give any additional feedback. Thanks!
Hi @Elizabeth4059 !
For our listing in Kona, Hawaii, my minimum stay requirement depends on the time of year. During busier seasons, I typically require a 5-night minimum stay, while during slower periods I may reduce it to 3 nights, but I do not go below 3 nights. Many visitors to the Big Island choose to split their vacation between different parts of the island, spending a few days on one side and then a few days exploring another area, so shorter stays can work well during certain times of the year.
Good luck!
Maria
This is just mu personal opinion, so no guarantee right. I just suggest read yout ad and think of who your potential audience is that your speaking to. If I as a Guest am planning a STR for a llarge group 5-7 people. No matter the ages, my focus isn't recharging and tranqual. I like the people, I want to be with the people but my mindset is enjoying relatives or waiting to close on my homee purchase. Busy. Serene, brings to mund a get away for me and my husband. no schedules. That many people in that location, really I am looking for highlights that make my busier less complicated . A large group usually there is some laundry need. If I am traveling with children in an area were usually nice weather great is there a safe outdoor space were thery can burn energy while I have morning coffee.
Don't present different from what you are. I did some quickreasearch ( I am always curious) of your lovcation yesterday, for your location there appears to be 2 strong markets and searching on Airbnb there doesn't appear to be a lot of big renrals in your ciry. Close but different cities.
OK thanks so much! I will review again and make some changes!
