Your place looks great and let's hope your potential guests think the same!

 

Some observations from me that may assist your new venture...

 

1. You need to attract the potential guests to book your place.

• you only have 8 photos on line... get more pics up because many guest are visual and need as many pics that will help them decide that your place has what they are looking for. Show close ups, outside shots, local area shots...

• you need to use the description of your place as a place to sell what you offer. Currently you have only one sentence here... make this your "play" to talk up what you have and others don't offer.. this includes what is nearby places for guest to visit... and how far to walk/ drive.. shops, cafes, parks, galleries, wildlife...

• you only list a small number of amenities.. look again and include all that Airbnb suggest and you have.

• your rate need to be competitive  compared with this other places to stay around you.. you will need to look at this, but do offer the discount for the first 3 bookings and rely on those great reviews to help market your place!

 

2. As a host be sure to:

* communicate quickly to any requests

* ensure that your place is  always very clean - this is a key to ensuring good reviews

* try to greta your guests as they arrive.. This may not be possible for you.. but is certainly seen by many guest as a personal touch that they respect.

* maybe leave a person welcome note for guests.. maybe even little welcome gift.. bole of fruit, chocolate. or the like.

• always respond to the reviews that you get.. keep them positive responses...!

I would echo a one line description tells the potential guest nothing.  Locatio is a big deal to guests.  The are coming for a week, they want to know are you near the real interest the rental is picked usually the guest is focused near what is their driving instinct.

Your photos first fix the room  folder for first bathroom there is a bedroom picture,  Show the photos organized in the room folders.  The guest only has your photos to have a visual walk through.  Show kitchen pictures any deck or patio dining seating guests need to be able to image their group comfort and enjoyment.

Amenities average is more like 50  You can't just say kitchen because we may not know what is considered normal in your country.

Use the Airbnb New Listing Discount instead of a sale.  Airbnb will display you higher.
