Listing

Hi!

I have just listed my property few days back so I would like any recommendations or suggestions on how to increase my visibility for the guests or rank higher on the portal.

Hi @Alex

Yes I have taken into consideration of the suggestion made by @Marie8425 and @Shelly159 and would thank both of them for their valuable input.

I would also like to know that in the booking setting I have selected approve all bookings because i want to understand the booking purpose of the guest so should I change it?

Also can I change the option of “only experienced guest can book this place” as my listing is not visible to all or is it set by default?

@Somesh5

Congratulations!  Cute Apartment.

Some suggestions

A full kitchen is a separate room that all average kitchen appliances are provided.

A kitchenette is an area were basic kitchen needs sink, cooking and refrigeration are provided.  It doesn't appear you meet either definition.

Especially if encouraging families a smoke detector.  You can buy online an outlet ones for bedrooms.  Not expensive/

Put a tv on the living room wall.  You have space and the living room is where most of us unwind.

You do include essentials.

Review your amenities again.  Average is more like 40 or 50, so you appear low.  Put everything coffee maker or extra pillows.

Thanks @Marie8425 !

Thank you for taking time to visit my listing and provide suggestions.

I would like to know two things that the kitchen I am provide does have a induction cooking,a microwave, a water purifier, a sink, a refrigerator is kept in the hall area, the kitchen has basic things required and some cutlery; so do i need to put anything else also.

Secondly a tv unit has been provided in the dining or hall area if you see the pictures and it is clearly visible in the cover picture so do i need to put another tv in the living area?

@Somesh5

Great, you don't show the refrigerator or list in your amenities.

a potential guest doesn't know your location you have to make sure you include important things.  Don't make us guess,   I guessed wrong.

I seen your tv.  Beautiful.  Mindset of a family on vacation, relaxing before bed at the dining table?

So you are suggesting that the television is not at right spot?

@Somesh5 you need to go to the Listings tab and make sure all the amenities are ticked. As @Marie8425 has said, at the moment refrigerator is an example of something you offer that you haven't ticked.

The more complete your listing (including the amenities list) is, the more guests and the Airbnb searches will like your listing.

@Somesh5

If you are on vacation with 3 family members where would you feel comfortable watching Netflix before bed?  For me, no, the dining room is a negative.

Hi @Somesh5

The best way to rank well in search, is unfortunately a lower price. So in addition to what @Marie8425 has said, search Mansarovar, Jaipur in private mode and make sure your price for 4 guests is in line with the average listing that ranks well. Hosts who help with new listings often suggest that you should active the new listing discount to get a boost in search results. Even after doing so, you should check that the price being displayed to the guest isn't out of line with your competition.

I always do approve first because gives you a chance to chat and discover any possible issues or non issues.  Until you are comfortable what is your market I recommend preapproval

I have never used experience guests only.  I haven't felt the need.
