Hi, I have a guest house with 5 rooms. Do have to create 5 seperate listings?

I agree with what others have shared, and I’d like to add a few more points for consideration.
If you plan to run it as self check-in, it would be a good idea to provide a smart lock for each guest room, as well as controlled access to the front gate and main entrance.
When guests are not traveling together as a group but instead as individual travelers, much will depend on how expectations are managed. Key considerations include:
The challenge is to balance privacy and convenience so that every guest feels comfortable. This becomes even more complex if guests come from different countries, with different cultural habits or communication barriers. You’ll need to think ahead about how to handle such situations to avoid conflicts and maintain a consistent 5-star guest experience.
If you have solid answers to address these risks, managing multiple room listings can work well. Otherwise, keeping it as a single entire house might be the safer option in terms of both operations and guest satisfaction

Can you also describe the rooms- are they all well equipped with a bathroom and bedding? This clarification will help hosts to advise accordingly.

@Pete5166. I would agree with Patricia's feedback. Me, personally, I would list the entire house. I am thinking about the bathroom situation. How many bathrooms are in the home. To me, if I were a guest, I would not want to share my bathroom with other guests that may be there already or coming in. The freedom to have privacy. Marketing on separate rooms and individuals in and out, I feel this would be great for college students, but how would the rest of the population feel? With a larger family and or friends occupying the home for a week getaway +, the five bedrooms would be great to have. Somethings to think on. Whatever you decide, I know it will be awesome. @Pete5166 I’ve never heard of a listing where rooms are rented separately for airbnb. Do each rooms provide a en-suite so the guest has privacy ? Would they all agree to use the kitchen at different times? It sounds like it might be more trouble than worth it. I’d stick to renting entire home.

I would also say it depends on where you live and what the normal demand is for AirBnBs for you area. Are there lots of small single room listings near you? If you are the only large home in an area of small listings, you would have a corner of that market. Same is true for the inverse. I would see what you have demand for and see what is popular for your listing. Maybe try separating rooms out one year and the whole house the next and see which works best.
Hi @Pete5166 -Wow! That is a large guest house! I would rent it for family or group gatherings. The number of bathrooms would be the deciding factor. Good luck.

@Pete5166 It depends. Are you renting out the whole place or separate rooms?
If whole house, it might be better you do some research before listing it. It could be a great value to rent out as a whole house for big group.
if separate rooms, then yes, you would need separate listings.

It really depends on each market, for example I have several properties in Cuba some of them with multiple options for rent per room, set of rooms or the whole house and it works better with all bedrooms in Trinidad, in Havana people tend to rent whole places and not separated rooms, although out on the provinces with few stays they do not mind share with other guests on multiple rooms.
Like I said before it will depend on the area, at least this is my experiences since 2016.

Hi, like others it depends what your expectations are. Are you hoping to rent rooms individually or as a whole. How many bathrooms does it have?
I would think personally it would do well as one large unit. Plenty families look for larger houses so they can go away together.

Hi pete, I think you can create the 5 separate listings. Please ensure that you give details about shared spaces like bathroom, living room etc.
Only if you are renting them all to different groups and the groups don’t know each other and you have locks on the doors .
