Listings

Last year I was booked up by this time of year. Now I have to go to page 8 behind smaller homes that are cramped and less than 1400 square ft and asking more. I have a great rating and did not change anything this year. I have barley 3 listings. Should I change the pictures out? I heard that might help.  Not really sure why it's so slow. Why my home is not near the front. At this point I will feel good if everyone says it's just slow. this year. Really in the last two years I have not had a problem. I am considering listing this on VBRO also since Airbnb cannot seem to keep me booked at least keep me even minimally booked. Would that be a good idea?

Searching on the platform when logged in will not show your own listing in same position in search results as others see it.

I simulated a booking,it says at top of booking form:

BTW not related to your issue, but I suggest to add the "no-parties" houserule to the listing.

Very cute hoyse.

You are droppibg because your Overall Reveiw score has slipped below the preferred 4.8 and because a little lowedr then you get less conversions the Airbnb computers see that has less traffic and your listking goes further back.  I know pain in the butt but it was just 2  crabby guests of your many so an easy fix.

Change your cover photo.  You need to change to a picyure the buyer sees and thinks  vacation.  Maybe your hot tub or you mentio n boat parking show me the lake for my boat,

Update your  listing regularly.  Not rewrite but even just a minor tkitle change, you hit Save , Date Modified is updated to current date, the Airbnb computer reads tbhagt date to confirm active Host.

Best way to rebuild  traffic is the Airbnb Custom Discount 20% Airbnb markets. I will taked 1 of my listing set up 4 Airbnb Custom Discounts. I do like 3 days for 4 differen t links.  Use it like a sale flyer.  Don't worry. the guest can still book as long as they want just limits how many days are sale priced the rest are my regular price

@Todd667 To answer your actual question about VRBO, yeah it's worth trying especially if Airbnb bookings have dropped. VRBO pulls from a different guest pool (more families looking for whole homes) so you're reaching people who don't use Airbnb at all. Your place sounds like it would do well there since VRBO skews toward larger homes. Setup is straightforward, you can import your listing from Airbnb and connect calendars via iCal sync so you don't get double booked. Takes maybe 15 minutes. The one thing to watch is iCal can lag a few hours so during busy weekends there's a small window where both platforms show availability. With 3 listings that risk is low. Have you considered Booking com too? It pulls a completely different crowd (lots of international travelers). I'm a founder in this space and would love to hear how it goes if you try it.
