The problem is your Overall Review Rating, you need to get thar up, because below the preferred 4.8 effects what page Airbnb Search displays your listing.
Looking at your Review Category Ratings minor dings on cleanliness is usually small things just an irritation on your vacation. Towels left in the dryer.
Location dings again just small irritations like street parking.
The big dings are Value. That is very bad, Guests have been expressing they don't agree with your pricing for what received.
Beautiful house, I think at least I didn't get a good idea, who is your market? You look at competitors pricing but also your markets pricing. Your competitor might have $500 per night but also no Guests, you don't know and maybe tomorrow he is $200 a night, your not tracking his listing. It gives you an idea then if my market is all adults or families with kids. Budget thinking is different and different small pluses.
Suggestion Packing a dog bed is a pain, just buy a washable one then you just say I provided please use.
Look at your occupancy when you figure market. It looks like a beautiful property. More Guests sure you can charge more, but I suggest a group willing to crowd themselves, don't plan to be uncomfortable for many days and the mindset of the Guests doesn't highlight how wonderful your property is, sort of a cheap mindset and that shouldn't be the mindset.
If your close to a touristy site, create Airbnb Guidebooks. You know your the perfect location to something. Don't keep it secret tell potential Guests. Put in your title.
