Minimum stay

Hi everyone. How do I set a minimum stay of one month for my Airbnb? Effectively, making it a long term Airbnb only.

There are few factors you may want to take into account when deciding on a minimum number of days. 

- do you get a lot of one day bookings which could have potentially been multiple day bookings (opportunity cost)?

- how busy are you presently?

- is there a busy season inwhich your property is typically booked the majority of time?

For me, I do the following:

- I'll accept one day bookings for last minute bookings even during season.

- For season months, I do not accept one day bookings on Friday or Saturday that arent last minute bookings. I do a minimum of 2 or 3 days depending on my occupancy for the month. 

Try different things. See what works best for you. Hope this helps.

Hello Vahid -

We have a 30 day minimum stay at our place as well..

I am not am super computer savvy or an Airbnb expert.. but try this.... 

Go to the main page of your host dashboard.. it will say:

Welcome back, Vahid and show all of your current and upcoming reservations.

On the top of that page are drop down menus.. Today - Inbox - Calendar - Insights

Click on the Calendar drop down - and your reservations Calendar will open.

On the right side of the Calendar page is Pricing and Availability.    Click on Availability 

There are boxes for minimum stay and maximum stay.  Type 30 days in the minimum stay.

That should set your reservations minimum stay at one month.  

I think that should do it.. fingers crossed!
