My February and March months. seem like it flexible with booked. Capacity 60% But on April and May booking capacity drop 6%. Please kindly let me know if I did something on my listing.

Very cute rental.   I am surprised to since Phoenix and baseball all over the news.  Haha

Suggestions 

Sofa bed in the Living room is great especially younger kids.  Look at your pictures as a Guest though.  To use the sofa bed there is a beautiful and not light coffee table I have to reposition.  Where?  Will it be in the way?  It has a glass top, not planning too but could crack or break when moving?  Might just be setting it up and taking a picture because we can have crazy imaginations.

Also for a family rental things like even a small yard outdoor space.

Talk about the gated community for families that is a big plus

Your listing description use more of the space provided.  Guests are probably not from Arizona and know nothing about your rental.  In Arizona you want to speak about your AC our 110 temperatures scar people Haha

Try using Airbnb Custom Discounts  Tie into the baseball games right now.  Set your minimum nights higher and then do a discount like the day before after and of a game.  Airbnb will market and the guest gets 3 nights discount and the others full price.
