My Palm Springs, listing Review | Patrick

Hello All,

 

I need advice on decor, amenities, and advertising. My home was built in 1981 It's well-maintained, spacious and bright. It does not have a pool or hot tub. I do have a stock tank pool to wade in during the summer.

 

I sell it as a basecamp for family adventures and I have good reviews. When I launched in 2020 I was getting families and the festival crowd.

Now I dont get a lot of activity.

 

I have no-brainer ideas, like adding a hot tub or building a pool. Before I invest in those amenities I would appreciate an honest opinion of my space compared to others in the Palm Springs market.

Hi @Patrick2060 ,

 

I think your listing looks great and maybe you want to edit your listing and maybe change a few words around as I've read that AirBNB's algorithm picks up on this sort of thing. There's a bunch of us that have been experiencing a slow period and trying to figure out whether it's AirBNB's new winter release, or if it's December that's just generally slow.

 

Have you also checked to see if your property shows up when doing a search as a guest?

I seem to be at the bottom of the list these days. When I launched I was booking 2 to 3 contracts a month. For me that is plenty of traffic. I blocked out most of 2022 because I needed the house for family reasons and my bookings have never recovered. I only get the occasional festival goers.


I did try renaming the listing and still nothing. And updating the title.

 

 Im open to any suggestions.

The space has great bones, you have invested in some beautiful pieces, to stay competitive, as you should be booked for the holidays…it needs cohesion in the design.     Which style are you trying to represent?  Mid Century? Spanish? Resort?  

 

Palm Springs is a very competitive market, many who stay have an interest in “designer vibe, historic properties …those traveling with  families want kid friendly outdoor spaces, with pool +

 

As you mention often, life gets in the way, now may be the tine to hire  one of the locals on 111; a realtor who has access to stagers or a designer and have them assist with a styling?  Or a designer off an app…

 

One other thing to consider from the location…someone traveling from outside of LA/SF/Canada, may not realize how small and quite the airport is… could be a turn off, as it is shown close to your home in the location map….locals who travel often to the area, realize this is ps adjacent…thus even more reason to style up the space.
