Hi @Rebecca , I am trying to find where I can access the dashboard that shows my listing clicks, etc. Can you help me with this?

Hi Marie. When I click on my hosting menu I do not see an insights icon. Suggestions?

You need to activate "professional hosting tools" first.

 It's a new listing maybe. when did it become published?  It may not have any insights yet.  Do a New Listing  Discount rather then a Sale Price turn on the Airbnb New Listing Discount.  That flags to the Airbnb computer promote to start activety.  Only your first 3 stays get the discount so you can earn positive Reveiws.  The Airbnb search display algorythem  uses price has a factor but so is ranking and traffic which you don't have yet.  The New Listing Discount flag tells the search tp display you high so that you get the first three and if people are clicking even withour converting that is traffic.

Yes @Marie8425 , it was just published yesterday, so maybe that is the case.  I have another question.  I had set my minimum stay to 5 nights and then went in and override it to 2 nights, so open up my opportunities.  But when I go to airbnb in a different brower and put in 2 nights my rental does not show up.  But when I put in 5 nights it shows as the 1st listing.  Reason for this?

When you change minimum days I believe you have a Save button in  the bottom corner.  Make sure you hit Save.

Tweak your title like this Family-Friendly Home Near East Bay Attractions 

The area is considered affuelent residental homes.

Two markets to tweak your ad for, family visits.  Grandparents, parents and kids a sibllig lives in tthe neighborhood coming because the resident is having a reunion, birtjhday or wedding ai yheir home.

Market safe quiet yard for kids majoriy of time will be visiting family.mention what South Bay excursions, things they could do with children  Stress your wi-fi children all have tablets or something.    Traveling with children laundry room is a plus.  What is also good with children just one speaker on the deck to hook up their cell phone everyone has a music streaming on their phone 1 speaker is nor going to cause disturbing noise and your not located in a party area just means the adults can watch the news and the preteens hang out on the deck.

Second it is a prime loczation for sometimes the nearby bysinesses or hospital relocating an executive or something.  So someone house hunting in that area mightg need something temporary while shopping orr waiting for a home to close.  Make sure realtors in the area know your link.  For them maybe create an Airbnb Guide book schools supermarkets let them know your conveinant for setting all that up. Even yhough you say no pets tell the realtors you can be asked and mayb e.  That allowx you to determine if appropriate at whay cost.  Relocators many have pets but your dealing with a family purchasing in an expensive neighborhood so their dog is probaly trained.

This is awesome thank you, I will do all of these.  I just got a 19 day booking!  Help!  I'm nervous, lol.  The email says accept or decline - so when I accept what happens?

Be careful because you are new and have no reseervations yet, there is a higher risk of scammers approachind you.  I don't know if they are or aren't but 7 people means 7 ( even kids) 7 schedules are all alighned for 19 days.  Your cancellation policy is flexible again not good or bad but you do again when no reservations yet andlow risk to the booker, have to vet the potential Guest.

Just straight when I searched Airbnb Tuesday for your location the average listing with similar layout and similar guest max wthat had availability I used 5 days in June, my results your listing was the only one without reveiws yet and for 5 days your listing appeared $500 higher. I a m not getting a good feeling because 19 days would result in o over$1,000 higher, just doesn't seem likely.

 

It is totally reasonable to ask.

Who is the group made up of?  How many adults and hlow many children

What brings your group to visit my location for an extended stay?

How many vehicles will be at the property 19 days.  Street parking is free I just like to not make my nice neighbors concerned by too many different vehicles.

 

Also, when you receive a request, you can see the Guests ranking by other Hosts.

You want to see the overall number and reveiw any dings  You also want to reveiw Airbnb puts notes travel with children traveled with pet, stayed a few nights or stayed a few weeks.  What the other Hosts remarks are should b e read.  I reveiw for not exact but are previous reveiws for a similar rental type?  That is not to make a yes or no.  .Differnces are curious and asking is reasonable?  Same goes for similarties?

If a Guest doesn't have bad intentions and your questions are reasonable, then everyone should be able to communicate. Quiet or talkative people have different styles of communicating, the key is are you comfortable with the style.  19 days, 7 guests there is going to be communication.  Something simple like I need a sheet or something like the toilet is plugged, during your messages consider future communications will happen.

Also, I have been in contact with the people who booked for the 19 days - she is very communicative and there are only 4 people coming to stay at house from Australia - the person who I have been communicating with is the sister who lives locally - booking for a family visit.  So I feel pretty good that they are legit.  But good to know on the scammers, I was wondering about that.  

 

I don't understand what you mean about my listing appeared $500 higher?  On the reservation it gives the 20% new listing discount, am I missing something?  I will do a search and look again.  But any suggestions you have and how to fix on my listing would be great!  My goal right now is to just get some reveiws and the booking on in August is the first.

Thanks so much for all of your advice, keep it coming!  I am learning as I go.

 

I also have a professional airbnb photographer coming tomorrow to retake photo's of the house.
