Maybe I didn't see the information; but is this a listing for one bedroom in your house ? Is the rest of the house open to your boarder as well or is there a private space along with the bedroom ?
Does the guest have a private entrance ?
Think about other considerations that could be added to your 'House Rules':
~active hours/quiet time after 10 pm or so
~mention if the first two photos are their actual private room (if that's true)
~is there a tv in their space ? can you add photos of their entire space ?
~is there a time you'd like to set for the front door to be locked for the night for security ?
~can a guest bring a friend for a couple hours or "no extra company" allowed ?
Do you have some suggestions/maps/menus for outside the home ? restaurants, hiking, museum..

Good afternoon @Cheri354 , I am new to this business and I am learning as we go along. All the points you mentioned are very important and should be considered. I have three bedrooms that i am listing. There are no TV in the bedrooms. However, there is what I called a family room, where people can gather to watch TV, read, or play chess. This is a farm located in a gated community, so there is only one entrance going in and one entrance going out. Again, thanks for all your comments, I really appreciate. Have a great afternoon.

I think you have an amazing property and I would be thrilled to spend time in your beautiful home.
Please don't take my observations as harsh criticism. I hope it doesn't seem too brutal. I just want to share my ideas that can improve your listing and bring you the deserved attention.
Hero Photo:
The 2nd photo on the listing, the one that shows the panoramic view, should be the main photo. I think you should resequence the photos to show the large spaces and beautiful kitchen, then the bedroom.
Other decoration ideas:
Everyone seems to love faux orchids. You may want to consider adding a couple more of those around the house.
The Bedroom:
How would I lock the bedroom door to secure my privacy & belongs?- I recommend showing a photo of the door lock.
It is a little cluttered, in my opinion:
They are family photos of someone else's family on my dedicated workspace - I wouldn't want that. All that should be removed for the photo. perhaps, place just a small white board & dry erase markers.
There are books stacked on the coffer table - replace those a centerpiece bowl with dried orbs for decoration.
The bookshelf has some plastics tubs, and more plastics tubs on the floor, with what look like children's toys. Those should be removed for the photo. Consider replacing the bookshelf with a large mirror or an armoire for clothing storage, or at least clearing the shelves and place small decorative items & small faux plants.
I would suggest relocating the children's toys and book in room downstairs with the red leather sofa. Also, I think the large mirror would be better upstairs in one of the bedrooms.
The Closet:
The listing states there is a closet. I have no idea where I would store or hang my clothing - show photos of the dresser and/or closet.
The Bathroom:
There are no photos of the entire bathroom. I can only see a partial photo of the downstairs bathroom. I am cannot tell if it is a private bathroom, or I would be sharing the bathroom with you during my stay. You should post photos of the entire bathroom, and clarify if it is a shared space.
Parking:
The listing states Free Parking. Free Street parking as an Amenities. But under 'Safety & property' section the listing says No Parking. So if I had a car, would I have to park on the street at the bottom of the hill. Or, can I park in front by the entrance. THat should be clarified and update the listing.
Lake access:
The listing says Lake Access, but the photo shows someone else's property and that implies there may be a long walk. Is there a public area on the shore. What does that look like? Maybe post a photo of the sunrise, or sunset on the lake so we can understand the value of the amenity.
Security Cameras:
The listing says there are security cameras outside the bedrooms. Are they inside the house or outside the house. Does that means you could view and record me coming and going in and out of my bedroom? Could you see when I leave my bedroom to go take a shower, and when I come back from taking a shower? Or, are the cameras mounted to view an area outside, like a exterior balcony that leads into the bedroom. I understand it is your home and you want to feel secure. But, I don't think guests would like to be recorded while they are inside your house. That should be clarified.
Pricing:
I reviewed other listings in the vicinity. The other listings that only offer one bed are priced at $94/night. Whereas, you are priced between $204/night to $383/night, for only one bedroom. I think you should revise your listing as noted above, then reprice your listing with a discount by another 40% until you receive some bookings & reviews. I understand how hard that can be. But, it is part of promotion and no one will take a chance to check out your place without reviews as social proof that validates greater value of staying in your home & experiencing your hospitality.

Welcome! You have a lovely property. I would suggest the following to help clarify your listing:
1) If this is a one bedroom, one bath and there are pictures of so many spaces (the building and grounds look amazing)…
-Are there other bedrooms?
-Are there any other guests?
-Are there shared spaces?
-What spaces are private? (These can be designated on the listing under shared spaces and also mentioned in the description of the listing)
2) You mentioned that you are on the grounds to support guests as they need.
-Do you live on the premises in a separate quarters, or a different wing of the building? -If so, are there locks on the bedrooms?
-Are there other staff in the premises they may pass?
-You may say something like, we welcome you to our farm stay, as owners or groundskeepers we live on the premises in a different wing and avoid common spaces so you may enjoy your privacy and the space as if it is your own. We hope you love our space as much as we do and please feel free to reach out if you need anything to help make your stay more comfortable.
3) You have an amazing listing and you say this is a stay in the farm.
-Can you describe what kind of farm this is? Winery, fruit, vegetable, livestock, etc.
-Are tours allowed on your farm, you should highlight that as an option, something like Consider a farm tour of our x acres, learning how we supply produce to our local markets, local restaurants, and farm sustainably. Please make sure to bring footwear appropriate for walking on the farm (boots, closed toed shoes) so you can enjoy the tour. You will be able to sample grapes from our vineyard, local fruit every morning with your complimentary coffee, milk from our dairy cows… (just ideas I am not sure if you have those but was just giving you some ideas of how to word it).
4) I don’t think picture 30 (the one of a walk way?) in the photo tour is beneficial as you have another picture of it following and I don’t know exactly what you were trying to highlight.
5) Please add captions to your pictures. Consider writing inviting captions as if you are enticing people to take a walk through your lovely space.
6) I would recommend you to use a picture highlighting the view, or the one with chairs overlooking a pool in front of the amazing floor to ceiling windows.
7) Please list the nearby attractions with mileage, approximate drive/walk time.

-beaches

😎You say you are on a gated community, how many acres is your property, how large is the park in the community, is there a golf course nearby? I imagine some of your clientele would love to have access to a golf course if it is available.
9) I agree with the other suggestion, it’s best to depersonalize any photos as it allows guests to imagine themselves in the space as it is their getaway.
10) Someone else mentioned they searched similar listings in the area and you were priced pretty high for similar listings. I would emphasize what makes your space amazing - 1100SF private bedroom, large pool, access to a lake with rowboats
-Do you have ceiling fans in your place?
-I notice you said there is no heating. I imagine it’s warm in your area and you may want to say something like our area temps are anywhere from x to x in the summer and x to x in the winter. We don’t need central heating here however there is a space heater and extra blankets if you need extra warmth in your room. (I grew up in Hawaii so we didn’t have heat either, other than a water heater with solar panels, but we had fans and trade winds so we never needed ac but my mom had a small heater for the rare winter days it dipped into the 60’s (which is cold for people in Hawaii).

Your place is absolutely stunning. In reading through all the comments I have to agree,
I would emphasize that which has already been mentioned to take out all personal effects, pictures, etc,. and in your pictures highlight all the areas in your home that the guest has access to and add captions to all the pictures to explain and help ta guest get a good visual of your place.
