New Austin Super host Property – Tips Needed to Boost Summer 2025 Bookings 🌞
Hi Airbnb Community!
My name is Angello and I'm a Super host based in Austin, TX, and I've been proudly hosting since June 2024. I recently added a new listing to my portfolio, and while we went live two weeks ago, the visibility and booking activity haven't quite matched our expectations — especially as we prepare for the busy summer season (May–August 2025).
I'd love your insights:
🔹 What strategies have worked for you to increase visibility for a new listing?
🔹 Any tips on optimizing for seasonal travel in Austin?
🔹 Have you noticed specific listing tweaks or pricing strategies that made a big impact?
Here's the link to our new listing:
👉 Check it out here
Any advice, feedback, or even a quick look at our listing would be greatly appreciated! 🙏
Thanks so much, and happy hosting!

Other Hosts have reported the categories search features aren't working and the "New" designation is one of those. Airbnb's search algorithm is supposed to be boosting you in search results for the first 10weeks as a New Listing. You are missing out on potential bookings, as it appears the algorithm isn't boosting you up in search results like it should.
I did a search as a guest and didn't see your listing. You're supposed to be appearing in the first 3 pages or so of search as you still have the New designation. I would contact Airbnb ASAP and ask they what is going on?

Hello @Joan2709,
Thank you so much for the feedback on this! I have already reached out to the Airbnb technical support team to assist on the visibility of the listing on the Airbnb platform.

I have since found out the boost in search results for new listings is only about 4weeks. Your listing will still show "New" on the thumbnail and on the listing for about 10 weeks.
