Hi, am I the only host having a nightmare with Airbnb latest change in pricing tool and the complete lack visibility? Impossible to know how much I am charging guests for a set period of time, the only available information now is guest price per night so I am having to manually add up price per night for each night + cleaning + pet charge +.. and the list goes on. Airbnb seems to have removed this precious tool that was so helpful to help set prices.

Thank you for your reply Nandini, so far the only way I found to get back a little bit of visibility is to open Airbnb twice so another window without logging in. So I pretend I am a traveller and move back and forth between the two windows to see the effects of price changes to the traveller's price. It is quite ridiculous really. Hopefully Airbnb is going to realise their mistake soon and bring back this information so their hosts can make the right pricing decisions.

You're definitely not the only one! I completely relate — as a fellow host.
It's become so confusing and time-consuming to figure out the actual total guests are being charged for a specific stay.
Earlier, we could easily see the breakdown, but now having to manually calculate each night’s rate plus cleaning, pet fees, and any other extras feels like a step backward. It used to be such a helpful tool for adjusting pricing and staying competitive — and now it’s almost like we’re working blind.
I really hope Airbnb brings back that detailed pricing visibility soon — it made a huge difference for hosts managing multiple listings or even just trying to stay organised.

As a host, I am EXTREMELY dissatisfied with this new structure.
The full up front transparency is what drew me to listing with airbnb over VRBO. It is VERY important to me as a host to see the what my payout will be and the breakdown in fee's of what the guests pay BEFORE reservation requests are made as this is how I determine my pricing and ability to price competitively.
I am considering moving solely to VRBO because of this.
...and it allowed me to determine if airbnb is taking out the correct taxes for my area!
You’re definitely not the only one, Sophie. A lot of hosts have been saying the same thing since the update — the lack of a clear total price breakdown makes it much harder to manage and adjust rates. Right now the only workaround seems to be exactly what you’re doing: manually adding nightly rates plus fees. Hopefully Airbnb brings back the old pricing summary (or at least adds more visibility in the calendar) because it was an essential tool for hosts. In the meantime, some people are exporting reservations into spreadsheets to keep track, but that’s not nearly as convenient.
I don’t think so esp with the new pricing system - and I would def double check the 15.5% host fees because I’ve just had an inquiry the cost is £60 less 15.5% should give me £50.70 but instead Airbnb pricing is telling me that after it takes just fees I will receive 48.11 which is actually over 19%!!!! I am debating whether to speak to support but fear the response maybe please refer to our policy!!!! Anyone else had similar experience to Sophie

It's just important to remember the VAT that Airbnb has to pay on the service fee.
The service fee is 15.5 plus 20% UK VAT = 18.6%
60 x 18.6% = 11.16
So you get paid 60 less 11.16 = 48.11
If the transaction was international, there would also have been a currency fee of around 2%. You may need to raise the price slightly to get the payout you require.
Thank you for your detailed response that explained the new service cost structure perfectly. However that was not communicated by Airbnb in the information I received and this new service fee arrangement has a significant impact on pricing and still remaining competitive in the market - I rent a room only not an entire property so previously under the old service structure not subject to VAT and a 15.5% jump is a lot - only time will tell if people are prepared to pay the new rates to ensure I still meet my original payment levels. Better communication and inclusive of ‘all’ cost implications from Airbnb would have been helpful. Thank you for your time.

Previously there was also VAT on the service fee (you can see it in the payout breakdowns of past bookings), but it was less noticeable as the host only absorbed VAT on 3% (and the guest saw VAT on the bulk of the fee).
Now hosts have to raise prices to compensate for paying the full service fee plus VAT on it. For guests there won't be a big impact in most cases, but hosts can be worse off if they don't adjust their rates before the change.

No, many hosts are facing the same nightmare. Airbnb’s recent updates removed or hid the price breakdown / total guest price view for selected date ranges, so hosts now often only see nightly prices and must manually add cleaning, pet, and extra fees. This has been widely reported by hosts in 2025 2026.
A quick workaround is to check the stay as a guest in incognito/guest mode, or on desktop reservation details, where the full guest-paid total is sometimes still visible.
