New host looking for advice 😊

Hello, I just started to host one month ago, and I would appreciate to receive  some feedback on my Airbnb from more experienced hosts 😊

Hi @Elda432 Your listing looks really chic and immaculate. My suggestion would be expand on the listing description - for example, mention the Wifi, the local shops and restaurants and how near they are to your apartment. And some people care about the size of the TV...

Also, do install some smoke alarms. And a carbon monoxide alarm if you have a gas heater and/or cooker. 

And obtain private short let insurance which covers you for public liability. Airbnb does not protect you against a guest's injury or death. Yes, unlikely, but an accident could bankrupt you without insurance.

J'adore vraiment ce logement : description claire, très bien équipé, vue magnifique. Vous pourriez ajouter la distance entre le logement et l'aéroport (s'il y en a un), une photo du coin cuisine (lavabo, gaz, machine à café), ainsi qu'indiquer si l'immeuble est équipé d'un ascenseur. Vous pourriez également installer un détecteur de monoxyde de carbone (ce n'est pas très cher). Sinon, très bonne annonce ! Si jamais je visite l'Albanie, je louerai votre logement sans hésitation 😍

Hello Elda,

I agree with the others - expand your text a bit and split it up.  Add some local specialities, maybe a tavern that locals also enjoy - some different excursions for the curios guests. 

And the safety features: smoke alarm (gas detector if any gas appliances), a small fire extinguisher.

It looks a perfect apartment for a getaway - best of luck:)

Hey Elda! I do coching and consulting if you would like to have some help to make sure you are maximizing your rental! At first glace I would recommend two things.

1. Add captions to the photos. This allows you to explain your space and highlight different amenities that you offer. Some of the beach shots are night but how close are we? Is a private? Etc. -- If its a kitchen you can name some of the extra appliances you have etc. 

2. You need more amenities. Amenities are search criteria that help with visiablity. You have 49 right now - you should be able to get that over 60. It will help more people see your listing. Top 3 search criteria are pet friendly, infant friendly (buy a $60 pack N play), and remote workspace...make sure to hit those if you can!

Hi @Elda432! Your apartment looks fantastic, and you’ve done an incredible job setting up such a welcoming space!

At this point, once you’ve done your best setting up the place, the key is to move forward, take great care of your guests, and keep them satisfied so those 5-star reviews keep rolling in.

If I could offer just one quick tip for your photos: try re-taking a few of your listing shots so the room corners and furniture aren't cut off at the edges. Showing full, wide views without framing cutoffs will help guests get a complete sense of the space and make your listing look even more professional!

Sorry for the delayed response. I think you have a great listing. If you're taking photos on your own, and you have an I-phone, try using the wide angle option on your phone. Also, you may want to try and adjust the lighting. Other than that I think your listing is really nice.
