New listing - (2nd rooms on same property)

You will be renting the entire space.

Full wheelchair access / bathroom facilities

1x Queen room & 1x Queen bunk room with own TV and two LS bunks..

 

I want to set up this space (private 24/7 access/facilities) - to be rented by room, however regardless whether it is two or four people you rent the entire space.. no one else will have access to it?  Not sure how to do this and communicate this effectively though in listing.. There will also be access to the shared family pool upon request.. want to make this very clear to renters to avoid confusion.. etc.. Many thanks

Is this bedrooms in a shared house or a sepárate private full rental area?  I don't fully understand what the property is and what market you are focused on?

Like @Marie8425 I'm also unsure what type of unit this is (I assume it's not the one already on your profile) and what you mean by the room descriptions. Specifically I don't understand "queen bunk room" - I would assume you call it queen because it has a queen size bed, but not sure how that can be a bunk bed. Also don't know "LS" beds - I think you'll have to use international descriptions for us to catch on!😀

This is to be our second listing on the same property as part of our newly built family home.. this particular space of the house is a two bedroom poolhouse, which is attached to our main home living area, however is separated by a covered walkway and garaging, and with separate access and views, sand position on the property etc..  We have designed it to be a space for future family as they expand, and perhaps older parents (fully wheelchair accessible etc).. It has one Queen + One queen with two bunk beds/ one shared bathroom, & a living /kitchen area which extends out onto the pool and decking & uninterrupted views out to paddocks/mountains (so not toward main house).. .. 

 

Anyway.. What I would like to do is rent the entire space but by room only as the expense comes in the time it takes to clean and changeover beds etc.. Example: a couple rent one room (but have entire space), so they do not need to share with anyone else, however have access to the other bedroom during their stay.. I will lock it most likely..  Alternatively if we have a family or two couples.. they will be able to rent both rooms..etc.. does that makes sense..?  I am just unsure how to explain this in the listing - Any advise much appreciated. 🙂

It sounds exciting and like good strategic planning for your family!

If you want to lock one of the bedrooms when it's not in use, you could create 2 separate listings. One listing for the entire unit, and another listing for one bedroom only. You can link the two listings' calendars to make sure a booking at one of them automatically blocks the other.

I understand the first bedroom has a queen bed that sleeps 2 guests, but I'm still a bit unsure about whether the second bedroom has only two single bunk-beds (sleeping 2 guests), or a queen size bed plus two single bunk-beds (sleeping 4 guests). This is not important for the listing set-up above, but I'm just mentioning it so you know the word "queen" is confusing me in the description of the second bedroom (in case I'm not the only one!). I think instead of "queen with 2 bunk beds" it will be clearer if the second room is described as "one queen size bed plus two single bunk beds" or (if no queen bed) "bedroom with 2 single bunk beds". Hope it helps!

Why you figure out your market lol.  Lock the second bedroom..  Disclose in your description, locked if only two guests unless mutually agreed om terms, in case 2 people  don't want to share a room.

Set pricing for 2 people, one bedroom.  Then for like a 3rd person or 4 this is mt additional price to open a second bedroom.

Or you can list the sane property twice but not be flagged a duplicate if one is 1 bedroom and the other is 2 bedrooms.  Just remember to link the calendars so no overbook.
