Jan, your home has great bones and a lot of character. Thank you for allowing me to make a few suggestions to elevate the stay and the experieice of your guests.
Kitchen - I would add a washable rug and possibly roller shades (the nice ones), similar to what you have in the bedrooms. You don't want to obstruct the view but it will allow for privacy if needed and it softens the space. I would also just simply rearrage the placement of items on the counter and add a beautiful flower arragement on the island and maybe one in front of the window. Add placemats that can be easily wiped clean. Hobby Lobby has some that would go with the theme of your place.
Bedroom#1- I would exchange the rug for a larger one. I would possibly add some color to the bed. I cozy blanket. I would incorporate colorful euro pillows and pull the color throughout the
room.
Bathrooms - add easy to wash rugs.
Outside - I would add some faux potted trees on the front porch and a sm. outdoor rug.
I love the boat bed. Very nice feature.
Bedroom#2 - Don't be afraid to experience with moving the bed around. I am not a fan of having beds up against the wall. As an interior designer, flow iis very important.
In summary, just had your personaility to the space. A few accent pieces from TJMaxx of Home Goods. You want to make sure if is comfortable and cozy. using different layer and textures will accomplish this.
Make sure your pictures are updated with good angles and light.

@Jan14977 Wow! I think you've done a fantastic job! For a new listing/host, this is about the best prepared & presented listing that I've seen.
Just a couple of very minor things: I would put more side tables in the living room in between the two leather chairs, and maybe at the non-wall side of the couch. It just makes it more comfortable to set a drink or a book down, as opposed to the coffee table, which is kind of small, and central to everyone else's seating.
I'd put *something?* in the area between the kitchen and the living room. It looks kind of open and bare. A rug, maybe? (this is pretty minor, the house looks great overall)
Last, your check-in and check-out times both say 12 noon, and that's not going to work. You probably need about 4 hours between bookings if you're doing same-day turnovers, and/or you just need guests gone by a certain time. 11:00 is pretty standard. That doesn't mean you can't be flexible, but it gives you something to fall back on if guests ask.

When designing my Airbnb, it was important to make sure I provided a cozy and inviting atmosphere and space where my guests could fully relax and feel comfortable.
My #1 goal is to provide a clean space. My expectation of clean is to top priority. I want my guest to feel as though they are the first to have ever stayed at my home. I personally walk through my home an inspect everything before each guest arrives. I understand that is not always possible, however my Airbnb is relatively close to my personal home.
As a desginer, I have used my Airbnb to showcase my design style and have incorporated a variety of textures and finshes throughout the home.
I always listen to my guests and take the feedback very seriously and make every attempt to incorporate their suggestions.
99% of the time when my guest check in, I will get a text about how beautiful and clean the house is. My guests are so appreciative.
I make sure everything is comfortable. It is not enough just to look nice on the service, it needs to be a great quality. This includes the beds, the linens, the bath towels, the rugs, pots, dishes. I give my guests what I expect. I have designed the home to have different spaces to serve various needs. A quiet place to read, play games, conversations, watch tv, office time, etc.
Finally, I just made sure that I addressed specific senses which include, smell, touch, sight, taste and balance. Yes, I love leaving snacks and drinks for my guest.
This past Christmas, I even put up a tree. Being a host is so much more and deeper. It is all about the experience.
Invest in professional pictures and make sure they are a true reflection of the space.
It's good that you consider your place "Perfect" Wait until you encounter Guests who are unappreciative and self entitled.
Thank you for your response. I no way consider my place "perfect". I do however unapologetically consider it an elevated experience because that is what I have choose to provide. I will not feel bad for providing my guests with what I expect when I travel. It's a pretty simple equation. And yes, I have had the unappreciative and self entitled guest who did extesive damaged over $$$$ that resulted in me shutting the place down for 4 weeks to do repairs. I could have opted to give up and shut it down just as I could allow negative and discouraging comments make me second guess my business. But I love what I do and I absolutley love hosting. The good part is, I can stop anytime. Perfect? Not even close, but I do set high standards for my place of business. Encouragement is ALWAYS bet than discouragement.
